How is the governing board structured?
There are three Developer representatives and two homeowner board members.

What committees contribute to the governing board?
The Architectural Review Committee and Covenant’s Committee contribute to the governing board.

Does the HOA survey residents to find out about new interests?
Yes, periodically, the HOA surveys residents to find out about new interests.

Are all the community activities included in the fees?
While some activities are covered by HOA fees, some activities have low fees and offsite trips tend to run a little more.

Does the HOA have a reserve fund?
Yes. Reserve funds are maintained for future repair and replacement of assets that the HOA has long-term responsibility for, and are essential to a successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that.

How often are HOA fees increased?
This depends on the operating budget. For the year 2012, HOA fees decreased from 2011.

Does the HOA maintain all the amenities?

Does the HOA have a community newsletter or intranet site for residents?

Is there a process in place to get a new club chartered?
Yes, there is a process to get a new club chartered. Please contact the HOA for more details.

What are the rules for visiting grandchildren?
Visiting overnight guests under the age of 18 cannot visit more than 21 days in a 60-day period or more than 30 days in any 12-month period. There are no special pool-hour rules at this time for visiting guests.

Are there activities for visiting grandchildren?
Activities are scheduled for Del Webb Southshore Falls residents and their adult guests, but there may occasional events specifically for residents and their grandchildren.
