The benefits of our Homeowners Association

One of the best things about living in Grand Reserve is you can relax knowing your community will keep on looking as beautiful as the day you first saw it. That's because your Homeowners Association (HOA) dues help pay for maintaining your community's common areas and amenities. Not only does that help protect your property values, it ensures you'll always be proud to call Grand Reserve your home.

Common Questions

How is the governing board structured?
The Master board consists of 5 Members; there are 2 Developer Members and 3 Resident Board Members. There are 2 Neighborhood Associations where residents are elected into the NA Boards.

What committees contribute to the governing board?
Advisory Committee, Architectural Review Committee, Finance Sub-Committee, Landscape & Grounds Sub-Committee, and Lifestyle Sub-Committee.

Does the Association survey residents to find out about new interests?

Through the Lifestyle Director, occasionally residents are surveyed to find out about new interests.

Are all the community activities included in the fees?
Some activities are available at no additional cost; some activities require a minimum cost. 

Does the Association have a reserve fund?
Yes. Reserve funds are maintained for future repair and replacement of assets that the HOA has long-term responsibility for, and are essential to a successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that purpose.

How often are Association fees increased?
The Board reviews the budget annually and determines what increase, if any, is necessary.

Does the Association maintain all the amenities?
The Master Association is responsible for maintaining the amenities in Grand Reserve.

Does the Association have a community newsletter or intranet site for residents?
A group of resident volunteers produces a monthly newsletter called The Grand Times for our community. We also have a community website:

Is there a process in place to get a new club chartered?
Yes, there is a process in place for chartering new clubs.  Once an interest group is established, it is recommended the group goes through the charter club process as there are many benefits to the group.

What are the rules for visiting grandchildren?
Grandchildren are always allowed to visit at the individual home. Grandchildren (like all guests) are also welcome to visit the Lodge as long as they are with the resident.

Are there activities for visiting grandchildren?
From time to time there are specific events planned for the grandchildren. Many such events are holiday related; Easter Egg Hunt, Santa’s Workshop, Halloween Trick or Treat, etc. We also offer swim times for the kids on a daily basis from 10am-12pm and 3pm-5pm. Children must be potty trained, diapers are not allowed in the pool.
