Ridgewood Lakes has a public golf course which is privately owned and maintained. Del Webb Orlando is located within the Ridgewood Lakes community however, has no association with the golf course. Many Del Webb Orlando residents opt for various membership choices with the course.
Does the HOA survey residents to find out about new interests?
Yes, a survey is sent annually.
Are all the community activities included in the fees?
Del Webb Orlando community provides a mixture of non-fee and fee based programming. Residents are encouraged to be a part of all types of events and activities planned by the Lifestyle director and social clubs and groups.
Does the HOA have a reserve fund?
Yes. Reserve funds are maintained for future repair and replacement of assets that the HOA has long-term responsibility for, and are essential to a successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that.
How often are HOA fees increased?
Adjustments up or down tend to be made once a year after the new proposed budget is approved based on anticipated yearly expenses.
Does the HOA maintain all the amenities?
Yes, the HOA maintains all the amenities including but not limited to the Montecito clubhouse, fitness center, ballroom, multi-purpose rooms, indoor and outdoor pools, decks, pavilion, sports courts, and parking lot.
Does the HOA have a community newsletter or intranet site for residents?
Yes, the community newsletter, the Del Webb Orlando Breeze, is distributed monthly via the resident portal www.delwebborlandoinfo.com. Limited copies are also available at the clubhouse. On the resident portal, homeowners can check times and register for events, access the newsletter and other important community information, or post group information and photos.
Is there a process in place to get a new club chartered?
Yes, the Lifestyle Director is well seasoned in the chartering of a new club and will be there to assist and connect you with people who have similar interests.
What are the rules for visiting grandchildren?
Grandchildren are always welcome to visit! There are some pool usage restrictions; times change based on the time of year for both the inside and outside use of pools at specific times. There is a maximum of 90 days (non-consecutive) per visiting grandchild.
Are there activities for visiting grandchildren?
There may be activities appropriate for grandchildren. These programs depend on the monthly activity calendar and time of year.
