One of the best things about living in Woodbridge is you can relax knowing your community will keep on looking as beautiful as the day you first saw it. That's because your Homeowners Association (HOA) dues help pay for maintaining your community's common areas and amenities. Not only does that help protect your property values, it ensures you'll always be proud to call Woodbridge your home.

How is the governing board structured?
The governing Board at Woodbridge is currently comprised of five Directors; Two of these are residents and three are representatives of the Developer. Woodbridge also has seven Board-appointed committees which serve as advisory bodies to the Board and consist of primarily resident members. When the community reaches approximately 1100 closings, the Board will consist of three residents and two Developer representatives. At build-out the community will be governed by an all-resident Board.
What committees contribute to the governing board?
Seven Board-appointed resident committees serve as advisory bodies to the WOA Board. These committees are very involved and active, and include Welcoming, Policy & Procedures, Property & Grounds, Finance, Lifestyle, Publication and Finance Committees.
Does the HOA survey residents to find out about new interests?
Yes. Woodbridge conducts an annual resident survey to ensure compliance with legislation governing age-restricted communities. In addition, the community periodically surveys residents on activities and lifestyle programming.
Are all the community activities included in the fees?
The WOA coordinates a myriad of activities, classes, social events and other lifestyle programming. Use of all amenities and membership in all clubs and interest groups are included in the monthly assessment. Most activities are also included, although nominal fees are charged when special instructors, meals, entertainment or personal services are involved in the activity.
Does the HOA have a reserve fund?
Yes, a portion of the monthly assessments are used to maintain the fully-funded WOA reserves. A reserve study is conducted annually to ensure the needs are properly assessed and the funding remains at 100%.
How often are HOA fees increased?
The WOA operating and reserve budgets are prudently managed to maintain the current due structure. The monthly homeowner assessments have not increased since the community's opening in 2006.
Does the HOA maintain all the amenities?
Yes, the WOA maintains all community amenities through in-house maintenance personnel as well as contracted maintenance providers. Maintenance of all amenities and common areas is managed by the Executive Director in conjunction with the Property & Grounds Committee. Each maintenance contract is reviewed and awarded on an annual basis, as approved by the Board of Directors upon recommendation from the Property & Grounds and Finance Committees.
Does the HOA have a community newsletter or intranet site for residents?
Woodbridge has both a community newspaper and an interactive website. Woodbridge LIFE, the monthly community newspaper, is a 40-page publication produced by the resident Publication Committee and published by the WOA. The paper is funded by advertisers and delivered free of charge to each household on the last Friday of each month. "OurWoodbridge.net" is the interactive community website accessible only by homeowners, and features functions including individual email, resident directory, activities calendar, message boards, group and club pages, classified and display advertising, and much more.
Is there a process in place to get a new club chartered?
The WOA, through its Policy & Procedures Committee, has established guidelines which govern the formation as well as ongoing operation of community clubs and groups. A formal structure is in place for both Chartered Clubs and Shared Interest Groups, enabling the smooth operation of these facets as well as proper financial reporting to maintain the Association's non-profit status.
What are the rules for visiting grandchildren?
Grandchildren are welcome at Woodbridge within the guidelines established by the CC&Rs and community Rules & Regulations. The CC&Rs allow for up to 60 underage guest visits in private residences in a calendar year. In addition, grandchildren are welcome to use the community amenities according to established "family hours" and age requirements, but must always be accompanied by a resident. For example, the swimming pools are open for family swim time from 12 noon to 3 pm on weekends, and 2 to 5 pm on weekdays. Each amenity, while open to non-age-qualified guests, has its own age requirement to ensure the safety of guests as well as the proper usage. Residents always have first priority on use of facilities, so families are welcome as long as they are not preventing a resident from enjoying the amenity. Guest visits in the Clubhouse are limited to 60 adult guest visits per household per calendar year. Complete information on the CC&Rs and Rules and Regulations is available through your Sales Associate.
Are there activities for visiting grandchildren?
The Grandparent's Group of Woodbridge coordinates events throughout the year for grandkids. Among others, these include Easter Egg Hunts and December Holiday events specifically for grandchildren Grandchildren also enjoy use of the amenities according to the guidelines set forth in the community Rules & Regulations.
