Common Questions
How is the governing board structured?
There are 3 Condo Associations. Condo I and Condo II are governed by the homeowners, and Condo III is governed by Pulte employees. There is also a Master Association which is currently managed by Pulte employees.
What committees contribute to the governing board?
Grounds Committee, Facilities, Social, and Communications
Does the HOA survey residents to find out about new interests?
Yes. With the help of several committees, the board is able to better understand the needs and wants of the residents.
Are all the community activities included in the fees?
Many activities are included in the monthly condo fee. However, voluntary participation in some activities may be at an additional cost.
Does the HOA have a reserve fund?
Yes. Reserve funds are maintained for future repair and replacement of assets that the HOA has long-term responsibility for, and are essential to a successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that.
How often are HOA fees increased?
Every other year and sometimes on an annual basis. The increases to date have been minimal.
Does the HOA maintain all the amenities?
Yes
Does the HOA have a community newsletter or intranet site for residents?
Yes
Is there a process in place to get a new club chartered?
There are currently only rules regarding the chartering of a committee.
What are the rules for visiting grandchildren?
Children under 19 may not stay overnight for more than ninety days within a given 12-month period.
