Common Questions

How is the governing board structured?
Board consists of 3 Pulte Employees and 2 homeowner members.

What committees contribute to the governing board?
Social Committee (including the Travel and Pot Luck Sub-Committees), Grounds and Landscape Committee (including the Green Thumbs Sub-Committee), Communications (including the Hospitality Subcommittee), Facilities, Finance, Health and Safety, and several ad-hoc committees are formed for various reasons.

Does the HOA survey residents to find out about new interests?
Yes, through periodic surveys and committee outreach.

Are all the community activities included in the fees?
The committees, groups and clubs plan the events. Some of the activities do require a fee to participate, but most are free of charge. 

Does the HOA have a reserve fund?
Yes. Reserve funds are maintained for future repair and replacement of assets belonging to the HOA. Reserves are essential to a successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that.

How often are HOA fees increased?
The HOA fee is reviewed annually as part of the budget process. The HOA fee has been very stable with only minor changes. The Master Fee increases 3% yearly.

Does the HOA maintain all the amenities?
Yes

Does the HOA have a community newsletter or intranet site for residents?
Celebrate has an intranet site. The HOA manager also sends out weekly email blasts.

Is there a process in place to get a new club chartered?
Yes, the community Lifestyle Director is happy to help new clubs and groups get started.

What are the rules for visiting grandchildren?
Grandchildren can stay overnight for a maximum of 90 days in a consecutive 12 month period.  While at Celebrate, they must follow rules of the community.  Most notably, they must always be accompanied by a resident when using the community amenities and facilities.

Are there activities for visiting grandchildren?
There is a grandparents group that plans special activities for children. There is a Kids' Swim daily from 2 p.m. to 4 p.m.
