Maintenance and repair of the following:

  • Common area landscaping and irrigation
  • Entry water feature, lakes and ponds
  • Lifestyle functions
  • Administration including Architectural Modification and Compliance
  • Staffing
  • Amenity center expenses
  • Front yard maintenance -  residents' homes
  • Security alarm monitoring of residents' homes

 


HOA Dues

  • $264 per month ($3,168 annually)
  • Collected annually

How is the governing board structured? 
The board is currently 3 members and all positions are filled by the developer.

What committees contribute to the governing board?
Advisory Committee – Architectural Review Board

Does the HOA survey residents to find out about new interests?
Interests of the residents are discussed through a survey that is sent out periodically by the community manager.

Are all the community activities included in the fees?
No, some programs and events such as classes, speaker events, or holiday events may have small fees assessed for tickets to help defray costs.

Does the HOA have a reserve fund?
Yes, the reserve fund is established and funded for several years prior to transition.

How often are HOA fees increased?
HOA fees are reviewed on an annual basis.

Does the HOA maintain all the amenities?
Yes, all the amenities are maintained by the HOA.

Does the HOA have a community newsletter or intranet site for residents?
The HOA produces a monthly newsletter called the Village View.

What are the rules for visiting grandchildren?
Guidelines for visiting grandchildren and the use of the facilities:  all children have to accompanied by the resident; cannot use the exercise equipment unless they are 18 years or older; pool hours are 1-4 daily for children (accompanied by resident)

Are there activities for visiting grandchildren?
Not at this time, but there are special hours at the pool for visiting grandchildren. They may also use some of the other facilities.
