One of the best things about living in The Haven at New Riverside is you can relax knowing your community will keep on looking as beautiful as the day you first saw it. That's because your Homeowners Association (HOA) dues help pay for maintaining your community's common areas and amenities. Not only does that help protect your property values, it ensures you'll always be proud to call The Haven at New Riverside your home.
Items covered by the HOA
- 2 Resident Activity Cards
- Roadway maintenance
- Maintenance of fitness and amenity centers
- Insurance on amenities
- Maintenance of swimming pool & hot spa
- Maintenance of tennis courts, pickleball courts, etc.
- Maintenance of the Nature Trail
- Upkeep and irrigation of garden plots
- Upkeep of Dog Park
- Landscaping and upkeep of community common areas, berms, lagoons, trees, bushes, flowers, etc.
- Assessment amount for the community reserve fund
2017 Homeowner dues are: $197.00/month
How is the governing board structured?
The Haven surpassed 75% resident population during the Spring of 2016 and in the next election, the community elected two (2) Resident Board Members alongside three (3) existing Developer Board Members. The Board also has one appointed, non-voting resident Board of Director member. The Community Manager and Lifestyle Director act as advisor to the Board.
What committees contribute to the governing board?
At this time, the Modifications Committee, Elections Committee, Social Advisory Committee, Property and Grounds Committee and Finance Committee.
Are all the community activities included in the fees?
Usage of the Amenities are included in the fees along with several activities. We do have certain events and fitness classes that have a nominal charge. Events are operated at cost and not for profit.
Does the HOA have a reserve fund?
Yes. Reserve funds are maintained for future repair and replacement of assets that the HOA has long-term responsibility for, and are essential to a successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that.
How often are HOA fees increased?
The budget & contracts are reviewed annually. Due to nominal cost of living increases, HOA fees have slightly increased accordingly.
Does the HOA maintain all the amenities?
Does the HOA have a community newsletter or intranet site for residents?
Yes, we have a weekly email up date, a monthly magazine, and a website for the residents.
Is there a process in place to get a new club chartered?
Yes, we have in place the Chartered Club Rules and Regulations which give details on everything from Club Responsibilities, prerequisites, charter club process, membership, programs, tax status, etc.
What are the rules for visiting grandchildren?
The rules for grandchildren visiting are outlined in the CC&Rs for the Community which states the following:
- No person under 19 years of age shall reside in any Dwelling Unit for more than 90 days in any calendar year.
- We do have requirements those children under the age of 18 need to be accompanied by an adult. Children under 18 are not authorized to use the fitness center and we do have certain hours for children at the pool.
Are there activities for visiting grandchildren?
We currently do not have any activities geared specifically for grandchildren. However, children may use many of the amenities but there are certain amenities that do have time restraints on when children may use that amenity. A children's playground is located on the Retreat property.
