That's because your Homeowners Association (HOA) dues help pay for maintaining your community's common areas and amenities. Not only does that help protect your property values, it ensures you'll always be proud to call Heritage of Hawk Ridge your home.

- Maintenance of the common areas including Golf Course, Clubhouse, pools and sport courts
- Cutting and edging the grass on homesites
- Snow removal on Driveways, Sidewalks and private roads (2” minimum)
- Street lights
- Use of all the amenities
- Activities Director and Property Manager for the neighborhood

Does the HOA survey residents to find out about new interests?
Yes, the Lifestyle Committee sends out a survey to all the residents, at least once a year, to see if there are any amenities, clubs, and special events that they would like to see at Heritage of Hawk Ridge. The goal of the Lifestyle Committee is to support the Association members in having a rewarding community lifestyle experience. This committee reviews suggestions from the community, discusses feasibility and need, does the research and makes recommendations to the Board of Directors for approval.
Are all the community activities included in the fees?
Use of all amenities (pool, fitness, tennis, bocce, billiards) are included in the monthly association fees. An additional cost is incurred if a class or activity is featured on site (ex. Segway training class) or if the group plans and attends off site activities, with or without the use of the community van (ex. Attend the Peabody Opera House, St. Louis).
Does the HOA have a reserve fund?
The HOA does have a reserve fund which is 70%+ funded. The reserve fund acts as a savings account for any repairs needed in the future.
How often are HOA fees increased?
There are many contributing factors involved in the assessment of HOA fees. Committee recommendations and budgets are meticulously analyzed to keep assessment increases to a minimum.
Does the HOA maintain all the amenities?
All amenities are under the jurisdiction of the Association including The club house, pools, tennis, bocce, Golf Course, guardhouse, benches and common park areas. The HOA is responsible for the roads, as they are private.
Does the HOA have a community newsletter or intranet site for residents?
Yes for both. The community puts out the “Puttering” newsletter on a monthly basis (1st of month) with additional activities released on the 15th of every month.
Is there a process in place to get a new club chartered?
The common theme around Hawk Ridge is that if there is a club or activity that is not currently under way in our community, and you wish to chair that club, bring it to the attention of our Lifestyle Director and we will see what we can do to assist.
What are the rules for visiting grandchildren?
Not more than 90 days in a calendar year
Are there activities for visiting grandchildren?
Swim hours daily, various family activities as sheduled.
