Common Questions
 

How is the governing board structured?
The Community Association board consists of three members and is Developer controlled; all are Developer Members. There are two condominium boards, both controlled by the Developer.

What committees contribute to the governing board?
The Community Association – Architectural Review Board. The condominium boards have committees too.

Does the Association survey residents to find out about new interests?
Occasionally the Association will survey the residents to find out about new interests.

Are all the community activities included in the fees?
Some activities are available at no additional cost; some activities require a minimum cost. Activities are sponsored by the Association and available through both resident interest groups and resident charter clubs.

Does the Association have a reserve fund?
Yes. Reserve funds are maintained for future repair and replacement of assets that the HOA has long-term responsibility for, and are essential to a successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that..

How often are Association fees increased?
The Board reviews the budget annually and determines what increase, if any, is necessary.

Does the Association maintain all the amenities?
The Community Association is responsible for maintaining the amenities in Del Webb Ponte Vedra.

Does the Association have a community newsletter or intranet site for residents?
The Association provides a monthly newsletter; a Lifestyle website that includes special events, lifestyle programs of interest and some Association business; and a Connect Website that includes official Association business and account information.

Is there a process in place to get a new club chartered?
Yes, there is a process in place to get a new club chartered. Any resident interested in having a club chartered can get information from the lifestyle director on getting started.

What are the rules for visiting grandchildren?
This is an age-restricted community; no one under the age of 19 may stay overnight for more than 90 days in any consecutive 12-month period. If someone under the age of 19 is using the amenities, as permitted in the rules, then he/she must be accompanied by an owner at all times.

Are there activities for visiting grandchildren?
Occasionally there are activities for visiting grandchildren. Ice cream socials by the pool is an example of an activity for visiting grandchildren.
