That's because your Homeowners Association (HOA) dues help pay for maintaining your community's common areas and amenities. Not only does that help protect your property values, it ensures you'll always be proud to call Del Webb Sweetgrass your home.

  • Entry water feature, lakes and ponds

  • Administration including Architectural Modification and Compliance

  • $1,550 per year or $129 per month

How is the governing board structured?
The board is currently 3 members and all positions are filled by the developer.

What committees contribute to the governing board?

Does the HOA survey residents to find out about new interests?
Interests of the residents are discussed through the Neighborhood Committees and through the use of online surveys facilitated through the management company.

Are all the community activities included in the fees?
No, some programs and events are fee based.

Does the HOA have a reserve fund?
Yes, $1,500 is collected at each new home closing, of which $1,000 and placed in reserve.  The remaining $500 is working capital for regular maintenance.  The reserve funds are maintained for future repair and replacement of assets that the HOA has long-term responsibility for, and are essential to a successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that.

How often are HOA fees increased?
HOA fees are reviewed on an annual basis.

Does the HOA maintain all the amenities?
Yes, all the amenities are maintained by the HOA.

Does the HOA have a community newsletter or intranet site for residents?

Is there a process in place to get a new club chartered?

What are the rules for visiting grandchildren?
Children and guests, under the age of 18, must be accompanied and supervised by a resident at all times when using the amenity center or other Association facilites.  Children and guests under the age of 18 are restricted from use of the fitness center equipment room.  There are specific times when the indoor and outdoor swimming pools can be utilized by children and guests under the age of 18.  Please contact a Sales Associate for more information.

Are there activities for visiting grandchildren?
This is in the planning stage now that the amenity center is fully operational.

If residents have 3 cars, then it would be required that 2 cars be parked in the garage with the remaining car in the driveway, We currently have a committee reviewing parking regulations in our community.

What are the restrictions about exterior holiday decorations, such as lights and ornaments?

A


The only restrictions I am aware of regarding exterior holiday decorations is the date the residents are allowed to put up their decorations and the date they are required to take them down. We have an annual year-end holiday decorating contest whereby all residents are allowed to vote on those homes entered in the contest and prizes are awarded to the first, second and third place winners.
