How about cats? We allow our spayed or neutered cats (2) to go outside for brief periods. Any rules against that?
As long as they do not become a nuisance to other homeowners or their property they are allowed to be outside. We do not have a rule that states that they cannot go outside.

We have two dogs, one being a great dane. Is their a limit as to the size of dogs in the community. Hard to believe but she is an inside dog (notorious lazy breed).
We have a 3 pet limit at Celebrate by Del Webb and no limit to dog size little or big. ?
My Wife and I just turned 55 and we became empty nester's. I like the social environment. How easy was it to get acclimated to the new comunity. We live in Aldie VA and want to stay in the DC area.

Is there any pet policy, or pet restrictions? Is the community pet-friendly?
Our community is pet friendly! We allow three pets per household. Most residents walk their dogs. Some residents have their backyards fenced in or have electric fences. It is up to each home owner.
Hi, could you tell me does the home price include the land in the Celebrate community? Also d are there ever resales available?
We offer basic pricing for homes being sold at Celebrate. Lots do have an additional cost to them depending on size and location. Wooded lots have the larger premium. In the end once you have purchased your home. You own the home and the property.
Our Celebrate by Del Webb community offers new homes. We do not handle the resale of homes. You will have to contact a real estate agent as you would with any other traditional resale.
My husband and I will be considering an adult community within the next two years or so. I would like to know if there are real-estate tax breaks based on income? currently pay around $700.00 a year for our house and 14 acres, so we are concerned about affordability at Del Web.

Celebrate by Del Webb is located in Stafford County Virginia. The current tax rates are $1.08/$100 assessed at 100% for real estate. However, there may be tax relief for elderly and disabled. is there any allowance for gardening in your Backyard space...with or without fencing
There is plenty of room in the back of your home to have flower gardens, bushes and trees. Many residents have designed beautiful gardens in their back yards. Our Clubhouse grounds were designed with a dedicated area for garden plots. Our residents pay a nominal fee for these plots which help pay for the mulch, water and gardening supplies. Last year the garden group planted on plot full of vegetable plants and gave the fresh vegetable harvest to a local church to feed the homeless.
I am a widow in my early 60's . Does the community have activities where a single woman would feel comfortable?
We have an amazing community that welcomes everyone no matter marriage status. We have a great number of card groups, exercise classes, lunch and dinner groups, sewing groups, book groups, photography group and much more. Everyone is welcome to any and all activities and social events. Attending Celebrate activities is a great way to make new friends.
Hi neighbor, we just contracted for a home on Whaleback lane. I have a question that the sales consultant could not answer. I'm just looking for a ballpark estimate for the annual cost of gas (heating and cooking) and electric for a typical home there. I'm coming from a home that heats with oil and is not central air conditioned and I'm curious about what to expect. Thanks.
As you know homes at Celebrate vary in size and utility costs also depend on the temperature you keep your thermostat. I can give you a general monthly dollar amount. Our home has a basement and our Gas bills have been running about $139.00 or so the last two months. This is during the cold months of January and February. Air conditioning during the hot summer months runs about $150.00 per month.
Are the HOA fees the same for the Villas as the Single Family homes? Do they get the same services?
Yes, the HOA fees are the same amount for Villa and Single Family home owners. Yes, the homeowner association fee pays for the same services for Villa and Single Family home owners.
What are the HOA fees and the RE tax rates for living there?
Our monthly HOA fee is $292.52. Our real estate takes are $1.07 per $ 100.00 of the full price of the home. As an example on a $300 thousand dollar home real estate taxes will be around $3,200.00 a year
What do you like about Del Webb vs. another active adult builder?
Del Webb stood out over other active developers in the Fredericksburg area by offering a larger variety of floor plans to choose from. Celebrate also offers one of the largest Clubhouses in the area. The Riverside Lodge includes indoor and outdoor pools, a two story exercise area with a indoor walking track, tennis courts, putting greens, community gardens, bocce courts and horseshoe pits. Another great thing is that Celebrate offers hiking and bike trails in and around the community.
How long can children or grandchildren stay?
A child or grandchild 19 years or younger may stay 90 days. An adult child over 19 years may live with their family permanently.
What do you do in your neighborhood to get together?
I actually started a block party gathering twice a year for the residents on our street. It has allowed all of us to greet new neighbors and catch up with neighbors we have not seen in a while. This idea has caught on in our community. Other streets are starting to have their own block parties. We also enjoy happy hour at the Clubhouse once a week.
Is there anything you don’t like about living there?
I love living here! I only wish I could participate in more activities. Working full time makes it hard to take day trips with friends but my husband and I try to participate in weekend and evening activities as much as we can. Our residents have a nice range of daily and evening activities to choose from.
Do you like the location?
Fredericksburg is perfect for us. My husband is a Civil War buff and there is a tremendous amount of history in the surrounding area. We are fortunate to be located 10 minutes from Old Town Fredericksburg which is very quaint with shops and a wide range of eateries to choose from. We are also located about 45 minutes from Washington D.C. and about an hour from Richmond, VA. It is very easy to use public transportation (VRE train) to get to and from D.C. or Richmond.
