My husband and I have some disabilities that we can't maintain our outside yard work. Can a fee be included in the purchase of our home so that someone could maintain our yard?

Julie ~ unfortunately we do not offer landscape maintained homes anymore, however there are many local companies that are available for a very reasonable fee that you can hire to take care of your yard.
This question is for a former Illinois resident who is a registered Democrat. How has it been to move from a blue state to a red state? My second question has to do with the climate. Have you had a hard time dealing with the lack of four distinct seasons? I know you probably don't miss the blizzards, but snow and fall color can really be beautiful.
I have not had a problem with the climate here. We have lived in many parts of the country/world and if we feel the need to see snow or the fall colors we visit family/friends during those seasons.
I am an avid traveler and have been organizing international trips for friends, family and acquaintances. Would there be anything preventing me from providing this service to the residents
of Sun City?
I am also fluent in German and French. Would there be an opportunity to teach language classes?

I can’t see any reason why you couldn’t continue organizing trips. The community association does have a department that does organize trips for residents as well. There is a Foreign Language Club that I am sure you would be interested in. You can contact the CA for information on how to contact that club. You can call 877-627-9700 to contact the CA.
Do you know if there is a local Harley Davidson Chapter in Sun City? Is the community friendly towards motorcycle riders? Both my husband and I ride our own bikes and want to find a retirement community that is biker friendly. Thank you for a reply in advance!
I don’t know about the HD Chapter but do know there are many motorcycle riders in the community.
We are used to having outside lights at Christmas. Are there restrictions on Christmas lights?
We can have Christmas lights/decorations from Nov 15th thru Jan 15th. No restrictions that I know of.
Does the property tax rate freeze or go down when one reaches the age of sixty five?
I don’t know about going down but I do know they freeze at 65
I understand that there are many clubs and activities at this community, but we are particularly interested in dancing. My husband & I have been doing Ballroon & Latin dancing for almost 25 years so this is very important to us. Is there a club for dancers, a place to practice and regular dance events there?
There are several dance clubs and events here. I have not personally attended any but I understand they are very well attended. We have a Ballroom Dance , Country Line Dance, Country Western Dance, Dance & Drill (which includes Cloggers & Tap) and Square Dance clubs. There are usually some dances each month at the Ballroom. As of now the month of March has 3 advertised, April has 2 and May has 3. All are various styles of music.
There may be other dance venues that I am not aware of and you could possibly get further information by contacting the Community Association Lifestyle & Activities department @ 877-627-9700.
Can you put bird feeders, bird baths in your yards?
Yes the covenants allow items such as bird baths, bird houses or feeders in the backyard up 72” high. In the front yard, no more than 2 hanging for a tree(s) or up to 72” high (one) hanging from a shepherds hook.
Rules vary for golf course lots but they are still allowed.
Are there any particular breeds of dogs banned in Sun City?
Not that I am aware of.
Thanks for your help. We are considering moving to the Sun City area. In Georgetown how hard is it to get good, new patient arrangements with doctors and specialists after Obamacare came in place? I understand that a lot of the Texas doctors are dropping Medicare patients, or are not taking new ones. What are you hearing?
I haven’t heard of anyone having any problems. However since neither myself nor my husband is eligible for Medicare I cannot say from personal experience if there have been problems or not.
We currently have Verizon Wireless for our cell phones, and Comcast for our landline telephone, television, and internet. What are the providers for those services in Sun City?
We have Verizon and Suddenlink in the area for all of these as well as Direct TV.
Is it allowed to park cars in the driveway rather than the garage?
Yes you may park in your driveway, just not on the street.
In the absense of the homeowner, can friends or other relatives stay? Is there a time limit on visitors? Grandchildren? Are there adequate physicians and medical facilities in Georgetown?
You own your home so you may have visitors as you wish, however they will not have access to the amenities as they would be guests and guests must be signed in by the homeowners. There is no time limit on adult visitors, which would be anyone over 19. As for grandchildren under 19 the covenants state they may stay up to 90 days per year.
As for health care Georgetown has St. David’s hospital. There is also a Scott & White clinic.
what neighborhoods will be close to the new Ronald Reagan highway extension? As my husband and I live and work in Austin, we want to know when the extension will be opened so we don't have to deal with I35. Thanks
We have been told that the new extension should be open in the Spring of 2013. The closest new neighborhood would be Neighborhood 50. The closest existing neighborhood is N40. Depending on where you need to go toll road 130 is also a great way to go.
What is the monthly association fee and/or maintenance fee? What is covered: i.e: lawns,etc. What kind of security? Is the community gated?
• The Home Owners Association dues currently are $1060.00 yearly. This covers the upkeep of all community landscaping fitness centers, pools, amenities. There are no extra charges to use the facilities, there may be additional fees for classes etc. This does not cover any golf costs.
• I am not certain as to what you mean by “security” we are part of the city of Georgetown so the Georgetown Police and Fire Dept. supply services in the community and have a substation here.
• No this is not a gated community, however this is a very low crime area and I have always felt secure and safe living here.
Are there school taxes in addition to property taxes and if yes, appoximately how much are they? Are hot tubs allowed on your property? Do people have indoor fireplaces? Are outdoor fire pits allowed (gas) on your property?
• Yes there are school taxes. I do not know the exact tax rate but you can contact the Williamson County Property Tax office @ 512-943-1603 for more information.
• Hot tubs are allowed the placement and installation of them does have to have prior approval from the Community Association Modifications Committee.
• Some people do have fireplaces (gas)in their homes. These can be either an upgrade in our Classic & Estate homes or an after purchase addition once you have closed on your home.
• I do believe fire pits are allowed but again they would have to be approved by the modifications committee, I would suggest you call the association at 877-627-9700 for more information.
Will someone give me the real scoop on your weather. I live in San Diego Ca and want to move somewhere - where I don't have to drive to every activity I want to participate in. The idea of tootling around in a golf cart is great. When are your hottest months? What's the temp? Is it muggy and buggy? Are there mosquitoes? if so how bad are they and does SunCity spray to keep them away?
This sounds like a great place to live I just don't know if I can handle the bugs..I don't want to ask a realtor because they always say oh it's not that bad.

I have lived here for the past 2 + years. Our hottest on average are July – Sept. with highs in the mid to upper 90’s. Muggy & Buggy ? In my personal opinion no it is neither. We have days when it is humid but not excessively and we don’t have an abnormal amount of bugs in our yard and my husband treats our home monthly and we do not have bugs in our home. In the past 2 years we have not seen mosquitoes in our area. I cannot say whether the community spray’s for mosquitoes or not. I have multiple questions.
1. I heard that the facilities maintenance fund for the golf facilities is underfunded by $400,000.
2. I heard that the HOA is dominated by golfers who make decisions favoring the golf community.
3. I heard that there is snobbery of the "richer" residents against the other residents.
4. I heard that the HOA rules are inconsistently enforced.
Unfortunately I am unable to reply to your first 2 questions as I do not golf and have no information concerning that part of Sun City. The community can be reached at 877-627-9700 for any additional questions regarding the golf course.
3. I personally have not seen any of what you describe of course I can only speak for my neighborhood and some of the folks we have made friends with in a few of the other neighborhoods.
4. I have not seen that in my dealings with the Community Associations.
We have one dog and our daughter will visit us with her two dogs. Is there a limit to the amount of time we can have 3 dogs in our home and yard. We will dog sit when they go on vacations.
I know of no restrictions for visiting dogs. The limit is 2 pets per household in Sun City Texas.
I was on the swim team in high school so I love to swim. I am looking for a place to retire with an olympic sized pool. How big is the pool at Sun City? Thank you, Dawn
I asked one of our sales consultants as I was not sure. He stated that our lap pools are half Olympic sized pools.
We're coming to Sun City in June, but have some quirky questions to ask in preparation for our move. 1) Do we have to provide our own mailbox, and if so, must it be the standard black box. 2) Can we have Dish Network (satellite) or only use cable for TV and internet? 3) Can our dog ride in our golf cart along the streets of Sun City? 4) Can we rollerblade (roller skate) on the sidewalks, or must be go in the street?
1. You do not have to provide your own mailbox, mailboxes are provided by the builder.
2. Yes satellite is permissible. You will need to consult your CA modifications guidelines before installation.
3. Yes – I see them all the time, they seem to love it!
4. I spoke to the Community Standards office - The sidewalks in SC are for walking only. You may push a stroller but other than that you will have to use the street.

I have visited there a few times and think it's a beautiful community. I am a widow and extremely concerned that Sun City appears to be more of a community for couples. Although I don't golf, I love to play tennis and wonder if it's possible to be paired with someone for doubles, according to the ability of each player. Also, I want to get a part-time job (about 20 hours per week) in Sun City, perhaps at one of the recreation centers, and wonder how to go about obtaining a job there.

I am glad you like our community, we think it is a beautiful place to live as well. I don’t believe that you need to be overly concerned about being a widow in a community of couples. I have many friends here that are single and are very involved in the community and neighborhood functions. There is also a Chartered Club called Solos.
I don’t play tennis so cannot answer that question however you can call the fitness center for more information.
The positions at the fitness centers and other position here in the community mostly go through the Community Assoc. you would need to contact them for more detailed information. The Director of Admin & HR, would be the one to contact for this information.

How many homes are sold already and how many will there be total?
I cannot give you an exact number of homes already sold but I do know it is between 6300-6500. Our community will be built out at 7500 homes.
Per the CCRs - If a pet is a cat, is it allowed to go outside on its own, or is it required to remain indoors?
As I interpret the CC&R’s on animals/pets the animal can stay in the owner’s yard as long as it doesn’t pose a threat or is a nuisance. What kind of laws against barking and nuisance dogs or pets?
That is a difficult question to answer. The Covenants, Conditions and Restrictions for Sun City Texas do address “nuisance” related to pets, however having lived here we have never had any problems with barking dogs. I do own 2 small dogs myself and although they do not as a rule bark much, they are still dogs and will bark. We have made sure all of our immediate neighbors know that if they are becoming an annoyance to please let us know.
As for any “laws” I am not aware of what the laws Georgetown may have.

Are there any upper age limits to be a resident?
No. We have friends / neighbors that range from upper 40’s (spouse is minimum age) to upper 80’s. We are all active and involved with everything from pot lucks, tennis, pickleball, hiking and many other activities.
can you own 2 dogs at sun city?
Yes, 2 pets is the what the covenants allow.
We plan on listing our house for sale in the spring (when the snow melts) and hope to be buying in Sun City this summer, or as soon as this house closes.
We would like to get a short term (3-6 months) rental/lease in Sun City to have a place to move our 'stuff' into and then have plenty of time to find and close on a home. And then make the final move.
Is there a central listing of such homes or do you have any suggestions on the best way to find one?
In case we fall in love with our rental, are lease-purchase agreements common there?

The only rental program provided is the Explore Del Webb program. With this program you can rental one of the vacation homes for up to 3 nights while you get to know the community. Your Del Web sales consultant can assist you with this.

When we moved here a few years ago we used the DMV website (http://www.dmv.org/tx-texas/car-registration.php) to register our vehicle. It was easy to use and very helpful. I do not remember the exact costs we paid but I know that it was not high.
We recently bought a new car and had to pay approx. $90.00 in Title application & Registration fees and $65.00 which covered our local county fee and license plates.

Do you have to be retired to live there? Are there things to do at night for working people?
No you do not have to be retired to live in Sun City. As for evening functions, a lot depends on what you are looking for.
The fitness centers are open until 9pm weekdays and 6pm on weekends. The CA (Community Association) have many outings and events scheduled that are evenings. Our neighborhood has many monthly evening functions, such as game night, women’s Bunco, couples Mexican Train and our block has a monthly social potluck. So it can depend on your neighborhood as well.
We have many clubs, such as Bridge and Mah Jongg that have evening functions and the Creative Clay & China studio is open Tues & Thurs evenings from 7-9.

What are averages costs for items such as water, yard maintenance, cable and internet, and homeowners insurance?
How crowded are the fitness centers? Are there plans for a new center when the community is built out?
I cannot speak for anyone but myself, our water cost during the summer usually run an average of $60-$75. monthly. That includes our irrigation system running 3 times a week and hand watering of several potted plants. It is about half that during the off season.
As for yard maintenance I do not have any specifics as we do our own yard work. We have Suddenlink for our cable (we only have basic HD no premium channels), internet & phone(landline) and our monthly bill is approx. $125. Our homeowners Insurance is, of course included in our mortgage but I believe it runs around $700. / yr. that I am sure would depend on the insurance company as well.
I am not a regular at the fitness centers but when I have used the one at Cowen Creek I have never had to wait to use any of the equipment. I know there can occasionally be some waiting for the lap pool. I cannot say how it is at the Texas Dr. facility as I do not use it.
I cannot address your last question as I do not have any knowledge of future plans for the community. I would suggest that you contact the sales center at 800-833-5636 and request to speak to a sales consultant.
