The benefits of our Homeowners Association

One of the best things about living in Sun City Texas is you can relax knowing your community will keep on looking as beautiful as the day you first saw it. That's because your Homeowners Association (HOA) dues help pay for maintaining all of your community's common areas and amenities. Not only does that help protect your property values, it ensures you'll always be proud to call Sun City Texas your home.


Items covered by the HOA

  • Use of the amenities (except for golf), the maintenance of all common areas and other Association obligations
  • Advertising, set up and tear down of community garage sale. The twice annual Garage Sale is held for Sun City residents as personal garage sales are prohibited by the communities CC&R’s. Booth spaces for participation can be purchased through the membership services desk. A volunteer organization is onsite to help load in participants and direct traffic. The Sun City Community Association staff procures advertising in local media and in all Sun City Texas print publications. As many as 3,000 shoppers attend the garage sale.

How is the governing board structured?
There are currently 4 resident board members and 1 developer board member, however the developer board maintains the majority vote and will have a presence on the board until the community is 95% built out.

Who operates the golf course? 
It is managed by internal Community Association Staff

Does the HOA survey residents to find out about new interests?
Every year we do a 3rd party professional survey to all residents to make sure that residents have a chance to voice any concerns or make recommendations. Some examples of things we’ve added in the past based on resident feedback are the dog park, softball field, pickle ball courts, expanded wood shop and expanded arts and crafts facilities.  

Are all the community activities included in the fees?
There are some activities that are paid for separately from the HOA dues. Golf is a major activity that has a separate fee structure. Some other examples of activities that have separate fees are exercise classes, joining a chartered club, or attending events such as dances and concerts.

Does the HOA have a reserve fund?
Yes, we have an asset reserve fund that is kept at our target level based on Board approved policies.

How often are HOA fees increased?
The board goes through an in-depth budgeting process each year based on the current needs of the community. Dues could go up annually but in the past 6 years dues have only gone up 1 time.

Does the HOA maintain all the amenities?
Yes

Does the HOA have a community newsletter or intranet site for residents?
Yes, there is a community magazine called the Sun Rays that is published monthly and mailed to all residents. There is also an intranet site for residents.

Is there a process in place to get a new club chartered?
Yes, any resident is welcome to bring a new potential club to the CA and Board of Directors for possible addition into our list of clubs.  Any group with a minimum of fifty (50) Association Members who are interested in pursuing a particular hobby, recreational, social or cultural endeavor may join together as a chartered club, subject to the procedures and parameters in place. An application must be completed and board approved before the club can be an official affiliate to Sun City Texas.

What are the rules for visiting grandchildren?
Visitors age 19 and under cannot reside here full time but they can visit and spend the night up to 90 days a year.

Are there activities for visiting grandchildren?
Grandchildren ages 4 and over are able to swim at the pools during designated hours. There is a park/playground area for grandchildren. We also have a grandchildren’s summer camp with two different week-long sessions held during the month of June. The kids get to participate in activities such as swimming, tennis, arts and crafts, etc.

Annually Sun City Texas hosts Junior Camp, a four day camp for grandchildren ages 7-11. Drawing for enrollment is in March and camp takes place the last two weeks of June
