Has the area had tornadoes? What are the chances of tornadoes?

Yes, we have had tornado warnings in our area but the worst has been hail damage since I've been here. They mostly have hit other areas.

Do you have a community vegetable gardens? And what is the art club like? Do you have an area desginated as studio space, so that I can paint somewhere other than my home?
We have designated planting plot areas where people plant vegetables and flowers. The art club has a lovely room designated to work in .Often times it is not utilized and could be available for usage. I have only heard positive feedback about the art club- a very laid back and peaceful setting in which to create.
Is there a "senior" university nearby -- a facility for noncredit coursework taught by university professors, perhaps one with an affiliation agreement with Del Webb? I have been told that the Georgetown, TX facility is the "best" Del Webb facility. Are there any statistics comparing Del Webb communities (i.e., variety of activities offered, level of statisfaction of residents) Are there welcoming events for new residents -- ways to become integrated into the community?
I am aware of some senior extension courses that Vanderbuilt University provides that residents have attended. Del Webb offers classes based on interest inventories and suggestions. We recently had an excellent course on right and left brain functioning that was very well received and requested again.We also have had classes on I-Pad and computer training. We also have a very active photography and art club that offers instruction.
Are the lots included in the price of the homes?
That all depends on the lot selected. Those with more scenic views,woods, etc are priced accordingly.
We are interested in purchasing a home in Del Webb Lake Provdence. It would be a second home and we would be absent for several months at a time. I have these questions: 1. How do absentee owners handle lawn watering and weeding? 2. How do they prevent newspapers, fliers, etc.from accumulating in drive and door ways? These are alerts to burglars that no one is home. 3. Are there any "house watcher" services in the area to perform routine check ups and maintenance for absentee owners. Thank you,
Our community is wonderful in assisting with these needs. We have people who will house watch, water plants, feed animals,etc for a fee, however many neighborhoods do for each other. For example, in my neighborhood we take turns taking in mail,papers, putting garbage out ,etc. it all works out as so many of us travel regularly to see family. Weeding is done by the lawn company and many residents leave their sprinkling system on a set schedule for watering with neighbors/house watchers making adjustments as needed.
Is it permissible for adult children and grandchildren to visit and use the facilities, eg., pool, etc.?
Yes, children and grandchildren may visit and use the facilities. The pool has specific times for the children to swim with adult supervision.
Other than in the community garden, are there places where a resident can garden? Can a resident have an ornamental garden on her own lot?
Yes, residents may have ornamental gardens ,however, these must be approved by our modification committee. This process is fairly simple and they respond very quickly to resident plans submitted.
Can I have a private pool? What is the average size of a lot?
Residents cannot have private pools,however, we have both an indoor and gorgeous outdoor pool . The outdoor pool overlooks the lake and generally is not very busy. Lot sizes vary depending on the collection selected and shape of the lot. There are some pie shape lots available. Currently,the Hermitage lots are approximately 53 feet wide by 120 feet deep. In the Centennial Series the lots are approximately 67 feet wide by 136 feet deep.
As a retired couple we moved from Huntsville, Al to Davenport, IA to be closer to our daughter and grand daughter. Although we have lived in that area before we still aren't comfortable here. Both of us love Nashville and the surrounding area so we are wondering about taxes in Tennessee. Any clue what property taxes are like for homes in the $225K to $275K range? We never paid state taxes in Alabama and of course we are currently paying very high state taxes and outrages property taxes. We are looking for a more comfortable climate and way of life. We hope to visit Lake Providence on a trip south around the last week of April.
I would refer you to the county tax assessor for specific proprerty taxes. Currently, a $250,000.00 home averages approximately $1,700.00 in taxes annually. I can totally relate to your Davenport issues as my husband and I had a business there at one time. This climate and way of life are so inspirational. We look forward to seeing you in April.
Is the kitchen range gas or electic? Does the home itself have any land for owner gardening or plantings? How far is the supermarket and are there any stores within walking distance of the community? What is the average annual property tax & the average monthly utility bill?
Residents have the option of getting either gas or electric ranges.Electric ranges are a standard feature. Gas is optional. You may plant in the beds surrounding your home. Many residents garden in our community garden or have herb pots on their patios or terraces. The supermaket and Providence shopping area is approximately two and a half miles away. I have a few friends who walk there daily. However, most residents drive to the Providence shopping area and prefer to walk on our beautiful trails around the property and lake. I would refer you to the county tax assessor for specific property taxes. Currently, a $250,000.00 home averages approximately $1,700.00 annually in taxes. Monthly utility bills are highly variable considering irrigation systems, fireplaces and the size of the home. It would be easier to estimate that once a specific model is selected.
We would be making the move from Rochester, Ny as retirees. Do you know of anyone from this area? Also, are there any new construction homes that are lease purchase? We would be leaving family and friends to escape the winters and high taxes, but I'm hesitant to leave my daughter. Would love to be able to "try out" the area first.
I personally don't know of anyone from the Rochester area ,however, I am originally from Binghamton,N.Y.!!! I have met some people from Buffalo, Pittsburg and Syracuse this past year. We do not lease purchase,however, some residents do lease out their homes within the community. You could also check with the various realtors listing homes here to see if that is an option. Lake Providence also offers a program called Explore Del Webb where prospective homebuyers can stay 3 nights at the local Hoilday Inn Express and come experience the Del Webb lifestyle. Are there organized men's and ladies golf leagues at the area public golf courses?
Yes,we have organized men's and ladies leagues for both 9 and 18 holers. They go weekly to public courses in the area. The ladies frequently like to go to lunch afterward.
Am curious to learn more about your Singles Group there ? How active ? Is there a representative from that group that I could talk to and ask some questions ? Or, maybe email some direct questions? Your community seems to be very nice and yet would like to learn more ?
The singles group is very active here and has approximately 126 members. They have a dinner club,planned dinner outings, theatre events and numerous other cultural/social events planned throughout the year. The club meets formally twice a month for business meetings. Hi, Are there members of your Nashville community that reside on a part time basis? My wife and I are several years away from retirement and are contemplating buying a home now and spending our vacations there. What would be the downside of being a part time resident? Yes, we have many residents that reside here part-time including myself.( The only downside for me is that I want to be here full time.) Others have kept homes or condos in other areas of the country and enjoy leaving for a few weeks or months at a time.
We are in the process of visiting Del Webb communities and hope to include Lake Providence. What is the humidity like there? Have you encountered any issues with the HOA? We are concerned about too many restrictions. Does the area have any organic food markets?
I found the humidity last summer to be quite tolerable as I am usually very much affected by it. We generally find reprieve at the two lovely pools on unusually hot days. I personally have not had any issues with the HOA. Many of my friends have had modification plans accepted in a timely manner. Our local grocery stores carry many organic food items and we have an organic produce supplier who delivers to the clubhouse weekly in the summer. Many residents plant in our community garden or go to specialty food shops in the surrounding communities.
If we purchase a lot how long do we have before we must start construction?
Once a lot is purchased the process begins and it is a six month build time.
What part of the Chicago area did you live. We live in Vernon Hills. Is the town where Lake providence is located similar to a Chicago suburb?
I lived in Flossmoor, il. I really can't compare it to any suburb,so sorry,as it's a haven unto it's own.
We're interested in covenant restrictions. What are the covenants as they relate to pets? Is there a restriction on numbers of pets? Are pet containment areas allowed, i.e. a backyard fence? Are there any dog parks near Lake Providence? What are the covenants as they relate to construction? I understand we can request no changes and make no improvements until after closing. If all changes are interior, do they require Architectural Control Committee review and approval? Of course we will read the covenants before agreeing to buy, but I will appreciate your response to these general questions. One more - as of today, what percentage of the development has been sold? Thanks for what you are doing for "all of us on the outside!"
Regarding covenant restrictions I suggest you confer with yours sales agent for current review. To my knowledge we are allowed no more than three pets per household. Many of my friends have put up containment fences and seem pleased with them. There is a dog park ,South Mount Juliet Bark Park, which is located approximately two and a half miles from Providence Market Place. All exterior improvements go before a modification committee for review and approval. Interior changes do not require pre-approval.
We are thinking of moving to your community and have some questions. We like to run and bicycle so we want to know how long the walking path is and if there are safe places to bike? Also, my husband is a pilot and would like to know if there are other pilots there that still do some flying. Thank you
We have miles and miles of trails that interconnect with the surrounding community.They are for both biking and walking. I am aware of a few pilots in the communuty that continue to fly.
I understand that there will be 1029 homes built once the development is complete. How many homes are built to date ( Feb 2013 ) and what is the expected year to have the development complete.
To date approximately 850 homes have been built. We anticipate being sold out by the the end of 2014 and built out by the Spring of 2015.
Where / how far / and condition of the public golf courses in the area ? What are the names of them.
My friends who are golfers find the courses to be good. Pine Creek is about four miles away,Wind Tree is approximately ten miles away and Hermitage is fifteen to twenty miles from Del Webb.
For someone who is still working in Nashville, realistically what is the commute like?
The commute to and from Nashville is highly variable depending on time of day and specific location. Generally it ranges from 25-45 minutes in duration.
I saw photos of flooded streets. Does it flood in Del Webb? We are planning a visit next month. I know if it is a flood plain area we will have to reconsider. The real estate taxes shown on the homes that are back on the market seem very low. I know that is their tax bill based on their initial purchase price and that ours would be higher. But the real estate taxes seem very low to begin with. I AM NOT COMPLAINING!!! I'm a missing something. How close is a major trauma hospital? What days do you feel would be the best to visit on? Lake Providence is not in a flood plain area and I have never seen any flooding in our Del Webb community .Please do embrace the lowes taxes as I do coming from Chicago. No you are not missing anything. Generally,people are taken to the closest hospital which is approximately eight to ten miles away. Depending on the level of trauma,Vanderbuilt is also utilized and is approximately twenty miles from Del Webb. I found it most beneficial to visit on a Thursday or Friday when it is less busy but then stayed over for some of the weekend to talk to owners and participate in activities.
I am in the process of getting ready to build in Lake Providence. I have a meeting this Friday to choose the various options I desire. Any helpful hints? Or perhaps things you would have done differently throughout the process. My closing is scheduled for the end of July, and I am looking forward to living in this community. How does one make arrangements to connect with someone in the community prior to moving in? I am a widow, relocating from Connecticut, and very much interested in the "single" perspective. I chose my options within an hour time period(as I had a flight to catch) and have been very pleased with all of my decisions to date. I wasn't able to visit just prior to construction or until the pre-drywall inspection due to job responsibilities. I would advise making all those meetings. Generally,your realtor or sales rep can link you up with someone within the community from your area or a widowed or single person to connect with. Both the singles and widow/widowers groups are very active and supportive.
Is the residential area fairly quiet within reason? Such as loud music playing from cars/homes. I enjoy my quiet time extremely because I write and read frequently, outside of your normal noises is it fairly quiet @ Del Webb? Thank you, Hopeful Future Resident
I find it a very quiet and tranquil setting, particularly by the lake.
How cold does it get in the winter and how hot in the summer? Can you golf year round? Is there any type of woodworking facility on the property? How many homes will be built once the development is complete?
Last winter was very temperate and we just had mild snow flurries. This past summer was atypical with high 90's and above for a few weeks. Yes, the courses are open year round. We're having a bit of a cold spell right now but the men are still braving it out with the links. We do not have any type of woodworking facility on the property,however, many of the men have set up shops in their garages. There will be 1029 homes built once the development is complete.
With the airport only seventeen miles away, do you hear the airplanes? Is there a flight path over Lake Providence?
I have never heard plane noise and I live at the highest point in the community. To my knowledge we are not in a direct flight path.
Was it easy to meet people when you moved to Lake Providence?
Yes,I found everyone very open and helpful. I also requested to be linked up with two residents from my home area and we conferred for a long time prior to my moving in.

There are numerous excellent restaurants within five to seven miles of Del Webb. They range from fine dining, to sports bars and popular chains.
What percentage of residents are living alone? Is snow removal included in the association fee? How many trains go from Mt. Juliet to downtown Nashville daily? Are there free city transportation to the downtown attractions year round?
I do not know the percentage of residents who are living alone. However, I have many friends here who are single or widowed who are very involved in activities offerred. As a single, I have always been included with my married neighborhood couples to accompany them to various events sponsored by Del Webb or to neighborhood gatherings.I find the environment very inclusive and supportive. The HOA does take care of street de-icing. We have had very little snow here- I have never had enough to shovel in the past year. Six trains go into Nashville daily. I am not aware of free transportation from Mt Juliet to downtown attractions. Various clubs within Del Webb go to events which may be free due to a trade partner sponsoring.
Hello Nancy: We are a couple living in Mt. Juliet. We have discovered the positive aspects of Lake Providence; but we note the absence of any negative comments thus far in our research. Kindly offer any negative observations no matter they be major or minor since having moved to L.Prov. in 2011. Any data you choose to offer will be appreciated. AND.... Happy New Year !
I truly have encountered very few negative experiences. Occasional traffic congestion on the weekends around the Mall and time lengthy time waits at restaurants (during prime hours or games) have been it for me.
Are there homes with fireplaces?
Yes, gas fireplaces are optional with many of the models.
Are there evening activities for people who work?
Yes, there are exercise classes, trade partner seminars/social events and numerous specialty clubs held in the evenings.
What do you like about Del Webb vs. another active adult builder?
I think Del Webb designs the most beatiful,active, adult communities with regard to home designs and overall landscape architecture. Every community I visited was landscaped beautifully and maturely.
What made you decide to live there?
The more temperate climate, being an active, young community and the lake setting for kayaking.
Do you like the location?
Yes, I love being close to the airport ,downtown Nashville, and the Providence Shopping Mall.
How do you like living there?
I love living at Lake Providence!!!!!!! It has been my best retirement decision to date. The community is so supportive and caring in nature. I appreciate the active lifestyle and beautiful lake setting.
