The benefits of our Homeowners Association
One of the best things about living in Lake Providence is you can relax knowing your community will keep on looking as beautiful as the day you first saw it. That's because your Homeowners Association (HOA) dues help pay for maintaining all of your community's common areas and amenities. Not only does that help protect your property values, it ensures you'll always be proud to call Lake Providence your home.
Items covered by the HOA
- Lawn care to include mowing of your front, side and unfenced rear yard, weeding the original builder installed mulch beds and edging the sidewalk areas
- Maintenance of entrances and common spaces, including all landscaping areas
- Access to the amenity center, pools, workout center, fishing, kayaks/paddle boats, pickle ball, tennis, bocce ball and planned activities (some activities may require an extra fee)
- Lake access
- Basic cable service through TDS Telecom
- Trash collection
- Lifestyle Director
- Welcome Center Greeting Staff at main entrance during business hours
HOA Dues
- $225 monthly per household – Franklin & Hermitage Collection
- $235 monthly per household –Centennial Collection
Common Questions
How is the governing board structured?
At the time, there are two resident members and three developer members.
What committees contribute to the governing board?
Seven committees contribute: landscape, finance, clubhouse and pool, lake, neighborhood watch and safety, modification, and sport.
Does the HOA survey residents to find out about new interests?
Yes.
Are all the community activities included in the fees?
Some activities require an additional fee.
Does the HOA have a reserve fund?
Yes. Reserve funds are maintained for future repair and replacement of assets that the HOA has long-term responsibility for, and are essential to a successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that.
How often are HOA fees increased?
Changes in fees are based on the reserve study.
Does the HOA maintain all the amenities?
Yes.
Does the HOA have a community newsletter or intranet site for residents?
Yes.
Is there a process in place to get a new club chartered?
Yes.
What are the rules for visiting grandchildren?
Grandchildren are limited to no more than 90 days of overnight visits per year. Swimming hours for grand children are posted at the pool.
Are there activities for visiting grandchildren?
Grandchildren may use the pool, fish in the lake, walk on the trails, and play on the tot lot.
