Is this a gated community? Are aerobic classes offered? If not, is there a facility or community facility that offers aerobics nearby? If so, how close?
Yes. Del Webb Charleston is a gated community. A formal aerobic class is not available but we do have various levels of a Sculpt & Tone class. We also have a personal trainer. She can schedule private classes if you wish.
Want to know if there is an indoor walking track as we have seen in other Del Webb places?
Also, are there many New Yorkers in the community?
Del Webb Charleston does not have an indoor walking track. There is a walking trail in and around our community. Del Webb has several residents both from upstate an in and around the city. My wife and I have several friends from New York.
is trash collection included in the HOA fee. Also, are the trash receptacles provided by the community as it looks like all the homes have the same trash cans.
Trash isn't included in the HOA fee. It runs $23.00 a quarter and the cans are provided by the hauler.
We visited Charleston last year and loved the area. However, I was quite worried about alligators. We went to the Magnolia Plantation and they were all over which made my walk a little uneasy. I see that there is water all through the development. Are there alligators in the water and have they ever been seen in the community? This may sound silly but it is definitely a concern. Thanks.
We had one small alligator about a year ago. When they get a few feet long they are removed.
South Carolina does have alligators but no one has ever had a problem here. Charley
I saw that the basic cable service is included in the HOA fee. Does this include internet and phone service?
Basic cable TV is included. Internet and phone service is additional. Price is dependent on the package or bundle you select.
Hi
Are the lots purchased separately from the homes ?
The building lots are normally priced separately from the homes. You cannot, although, purchase a lot without building a home.
I have a couple of questions. First off I am planning on visiting Summerville SC to see this community. I am also looking at San Antonio TX so I just wanted to make sure you understand that as well. My wife and I are blue collar types and we are or I am a army retiree. That is a little background on us.
My questions have to deal with the homes themselves.
1 once we buy in are we locked into what is already constructed. If there are items we would like to improve on like granite counter tops can we?
2 buying in limits us in if something should happen unforeseen like serious illness we are kind of stuck making short sales. Is there any help from the HOA on that?
3 SC specific. How has the homes there faired through the hurricanes? Any flooding? Roof damage? If so who was responsible for that?
4 SC specific insurance rates on the homes? High? Livable?
We have a very active veteran’s club here in Del Webb Charleston.
1. Yes
2. No, I don’t believe so
3. We are not located in a flood zone. Flood insurance is not required.
4. Example: 1600 sq. ft home, approximately $140,000 of dwelling coverage – annual premium would be around $600.00
Hello! We have a very quiet bmw motorcycle. Are motorcycles allowed and are there any other residents that ride? We also have a motorhome. Is there anywhere close by to store it and are we allowed to load and unload at our residence? We have a government pension that is not taxable in our current state. Does South Carolina tax government pensions or do you know of someone I could contact on this issue. Thank you. Don and Ericka
Yes, several people in our community have and ride motorcycles. There are several RV and boat storage facilities located in a 10 mile radius of the community. We have an RV Group here. You can have your RV parked here for up to 48 hours for cleaning, etc. The Moving to SC Tax Guide is a useful site that will answer all of your tax questions. http://www.sctax.org/Publications/mov2sc.html
how much do the hoa fees generally run each month?
HOA fee is $235.00 per month…….Charley
Concerning selling your property, does DelWeb have specific guidlines on reselling?
Second question. What is the time frame to build once you have purchased a building lot?
All resales go through a realtor and appointments are scheduled for viewing. For sale signs are not allowed in the yard. Normally it takes about four to four and a half months.
Charley
Interested in nearby golf courses!! Are there many nearby?
My wife is interested in aerobics, etc. MAny classes?
There are several courses near Del Webb. Six within a 10 to 15 mile radius.
Not specifically aerobics. Sculpt & tone, Tai Chi, Zumba Gold , water aerobics & Yoga. We also have a personal trainer.
Charley
Are Directv satilite dishes allowed
Yes, Direct TV is allowed in Del Webb, Charleston. As a matter of fact, I have one on my home. The only stipulation is it must be mounted at the rear of the home. Charley
My husband and I are considering retiring to Summerville but would like to know are there many Michiganders at this Del Webb? We have heard that "northeners" are not readily accepted in the south. Has anyone had any different treatment because they aren't from the area?
Our community has several residents from the Midwest. I’m originally from Illinois and have friends living in Del Webb Charleston from Wisconsin, Michigan and Indiana all the way to New York, New Jersey and Pennsylvania. Personally, what my wife and I have found, people in the South are very friendly. Charley
What is the costs for CABLE, Phone & Internet Service ?

Residential Property Taxes - South Carolina has the lowest per capita tax rates in the country. The annual tax rate is 4% (.0048%) of assessment on a primary residence. Example, if the house and land is assessed at 200,000.00 X .0048% the tax will be $960/year. Are there good medical facilities, doctors, dentists, and is there a hospital nearby? Is there a mix of married/single occupants, are most occupants retired?
We have very good medical facilities in and around our area. There are a variety of residents in our community, both married and single. This is a wonderful retirement community although many residents still work, some full and part-time. Charley
We have children and grandchildren who live in Summerville, we live in Texas and am interested in perhaps moving here to be closer to our family. Do you ever have any Rent houses in Del Webb?
Del Webb Charleston does not rent homes. Rental homes, if available, are owned by residents that are may be here only part of the year. Currently, we do have an Explore Del Webb program where you can spend three nights for $150.00, enjoy the amenities center, pools, have dinner, play golf or tennis with an ambassador and actually live in one of our homes to experience what living in Del Webb Charleston is truly like. ….Charley
Good Moring Barbara – I do indeed have a couple of questions. My wife and I will soon be retiring and are very interested in the Del Web idea. I have been to Sun City, Texas and that is pretty hard to beat but I am also interested in SC. I actually have many questions but I will keep it to just a few. I am sure my wife will be asking more in the future. OK – is there a resident wood shop on the property / is there a hunting and fishing club / are there garden plots. So help me that is it for now. However, anything you might like to add I am interested in hearing.
Thank you for your time.
Eric
We do have a woodcrafters club and fishing club, along with many others. At this point we do not have a hunting club, but that might be something you would want to start if you become a resident. No we don’t have garden plots on our campus. Charley
If you pay cash for your home, do you own it. We have a 55+ community called bristol Village and you have to have a certain income to move in and you don't keep your home.
Yes, if you pay cash for your home, you do own it. Charley
Can you explain what landscaping services are included in the HOA fees? Is lawn mowing included? Thank you.
The landscaping service is a wonderful benefit. It allows you to be away from your home and not have the worry of lawn care. The lawn care services include weekly lawn cutting during growing season, fresh pine straw in flower beds and shrub pruning twice a year, Lawn fertilization and weed control as needed and weekly edge trimming and leaf/debris blower service.
we have a dog. Do HOA rules allow installation of an invisible fence in the back yard?
Yes, Invisible fences are permitted. You must submit a form to the ARC for approval of the fence.
Thanks
Barbara
We have dogs. First, are pets permitted and it it possible to fence the rear yard under the HOA rules?
You may have up to three domestic pets. All pets must be on a lead when being walked. Del Webb has a gated dog park located in the amenities complex. Sorry, fences are not permitted. This is to allow for landscapers to adequately maintain your lawn and to maintain the integrity of the community.
Thank you for your for your inquiry.
We want to know about any problems that you might be having with the quality of the construction at your home
Pulte is a national builder with a excellent reputation in the home building industry. Your new home will have a inspection thirty days after you close to make sure your new home meets your expectations. Then at your homes one year anniversary date another inspection will be performed.
How far are you from a beach? Do you go to the beach any at all?
We have three major beaches, Folly Beach, Isle of Palms, and Sullivan’s Island. Folly and Isle of Palms have public parking lots , rest rooms, and showers. Which are great features as you can freshen up before heading to a local beach restaurant for lunch or dinner. The three beaches are all about 40-45 minutes away.
We are planning on visiting Charleston, Hilton Head, and Carolina Lakes. We lived in a Del Webb in Sun City Grand in Arizona before but left to move to the Villages. We liked the Del Webb communities concept. I know you live I think Charleston did you visit any others? We are Ohio people do you like the smaller community or do like the more medium size? Do you the community to be friendly and were do most of the people come from?
Most folks are from the North. Del Webb Charleston is a very friendly, warm community. We are one of the smaller communities and we will have approx 1000 homes upon completion. This makes for a very small town feel.
We zip around in our golf carts and stop to chat with neighbors along the way. A new commerical mall is at the entrance to Cane Bay Plantation. Food shopping is just three miles away. The area has excellent medical facilities, Charleston is a big draw with the folks living here as it such a great southern city. We have great restaurants, major cultural events, colleges, military bases, and major industry, and churches. The airport is thirty mins. away and it is a breeze to navigate. Downtown Summerville boasts the oldest working pharmacy in the state of South Carolina. Upon entering the shop its like stepping back in time. Summerville has retained a small town feel.
What are the rules for visitors? I suspect if I move there, I will have a lot of fellow Northerners who want to visit in the winter. :) Any age restriction on visitors?
The rules for visitors are simple. Visitors eighteen and under can stay ninety days, age nineteen and over can stay forever.
Can I have a large backyard garden?
Thank you for your inquiry.
You can apply for approval to add or expand your existing planting beds. Flowers, approved trees and shrubs are acceptable however, a vegetable garden is not permitted.
Barbara
When was the community established?
How many homes are occupied?
How many homes are planned?
When does the developer expect to turn the community over to the homeowners association?
Hello, Happy New year to you. I have the answers to your questions
The community was established in 2007
Today, we have over 500 homes occupied. There will be 1000 homes upon community completion.
Unfortunately, I have no exact home number or percentage rate to give you on your turnover question. The best answer I can give you to date is when the community is almost sold out.
I hope I have answered your questions.
Barbara
Hi to Summerville Del Webb !
We visited and had a tour a few years ago but were not ready to move at that time. We are looking for a sense of community with activities, shopping, etc. What is your experience in this Del Webb. We are looking for a warmer climate to move to. We really love Charleston SC and the hospitality we experienced during our tour of Del Webb.
Thank you !
Pam and Mike
Pam and Mike, Thank you for your inquiry on Del Webb Charleston. There is so much to say, I do not know where to start. Let me start with the residents and the sense of community . Most of the folks here are all new to the area but have made friends quickly. The monthly calendar is filled with activities to please everyone. Activities include tennis, pickleball, men's softball, men's lunch group, women's lunch bunch, bridge, polka games, mah-jong, quilting group, fine arts group, pottery group, knitting, dance and karaoke, line dancing, theater group, water aerobics, book club, kayak and the veterans group. This is just a sampling of our clubs.
Medical facilities are top notch. Charleston is just 23 miles away and has many cultural events, restaurants, and shopping. Summerville boasts big chain stores , restaurants and small specialty shops only 8 miles away. At the Cane Bay entrance 3 miles from Del Webb we have a new shopping center with a major food store, hair dresser, nail salon, Chinese restaurant, liquor store and more shops are on the way.
My own personal experience has been one of complete satisfaction. I have made wonderful friends and I am never bored.
Please come visit our community, you will be glad you did.
Barbara
How old do you have to be to live in the community? My husband is 55 and I am 47. We plan to become snowbirds, starting by using the home for extended stays and gradually moving toward six months in each home.
Del Webb Charleston is a age restricted community and 55 is the required age however, only one owner needs to be 55.
