One of the best things about living in Del Webb Charleston is you can relax knowing your community will keep on looking as beautiful as the day you first saw it. That's because your Homeowners Association (HOA) dues help pay for maintaining all of your community's common areas and amenities. Not only does that help protect your property values, it ensures you'll always be proud to call Del Webb Charleston your home.
Items covered by the HOA
- Full time management staff (CM, LD, Admin/Host Team, Maintenance)
- A Gatehouse Attendant, during Business Hours.
- Landscaping of common areas and owners lots
- Amenity Center and Common Area expenses- streetlights, fountains, basic cable through home phones.
- Pinstraw replacement twice a year
- 5-step fertilization program on common area and homes
How is the governing board structured?
3 board members- Pres, VP/Sect and Treas. They all 3 are Pulte employees. Management is not on Board but attends the monthly meeting.
What committees contribute to the governing board?
ARC, Neighborhood Rep, Publications, Public Safety, Covenants, Wildlife, Social Events
Does the HOA survey residents to find out about new interests?
Yes. Social Events Committee and WEGOs day trips and travel committee do.
Are all the community activities included in the fees?
Use of the fitness center, pools and recreational facilities are no additional fee. Some special instructor based classes that may carry an extra charge, although we offer many free activites. We also offer some free events, however some events may carry extra ticket fees.
Does the HOA have a reserve fund?
Yes. Reserve funds are maintained for future repair and replacement of assets that the HOA has long-term responsibility for, and are essential to a successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that.
How often are HOA fees increased?
The budget and contracts are reviewed annually. Due to nominal cost of living increases, HOA fees have slightly increased.
Does the HOA maintain all the amenities?
Does the HOA have a community newsletter or intranet site for residents?
Yes, a monthly, full-color, printed newsletter/magazine is delivered door to door. There are also e-mails from the Lifestyle Director and an updated community website Visit Del Webb Charleston Today.com
Is there a process in place to get a new club chartered?
Yes, Charters are offered to groups of 15 members+. Our community follows a standard Del Webb Charter Club Procedure.
What are the rules for visiting grandchildren?
Grandchildren are limited to 90 days of overnight visits per year. Swimming and other activity rules for Grandchildren are posted.
Are there activities for visiting grandchildren?
Children Swim is 3-5pm daily and we have a children's playground.
