Could have been built better
I am disappointed in the way Pulte responds to problems in the construction of the buildings. There are too many leaks in our roofs, the indoor swimming pool appears to have been sloppily constructed with poor venting and improperly installed humidification system. The layouts of the units themselves are excellant, but when 200 of 700 heating systems develop problems I would think that Pulte Del Webb should be more involved in finding the cause and coreecting igt

I enjoy my condo but not the heat pump. I'm not happy that when the trash rooms were designed they were not shown on the shematic. The trash chutes should have been insulated heavly so the glass breaking would not be sso loud for the condo near them. The dinning room that was designed with a sprinkler where the chandlier should go was redicous, especially after the first was built they could have changed the design. I could keep going the piping is very poorly designed and installed. The vents were under designed which is the reason when someone uses there spare shower I can hear the thundering noise in my condo as the water is trying to go down the pipes. If the heat pump could not work that well with hard water either add wate softeners and raise the price or tell the potenial buyer of the problem which is major with this heat pump. The overall look is fine.

I have been pleased with the community but have found problems within the unit construction. These problems were not evident until I lived in the unit. The tile floor in the laundry room has a missing piece. the sound proving is inadequate.

Meets our needs
Community is conveniently located to highways and shopping and offers a full active lifestyle in a friendly welcoming environment. Real estate taxes are much higher than expected and greater than comparable units providing similar services.

dont judge a book by its cover
very dissapointed with size of club house and gym and outside pool. not large enough for amount of people living in wanaque reserve. also theater and ball room much to small! cannot accomodate residents that want to attend funtions!!
also our guest room cannot get as warm as other rooms. no one seems to be able to correct problem. heating unit not good quality! etc, etc.

A jemstone in a town that time forgot.
Have enjoyed the people in our building. Except for a very few, most are good folks who abide by the rules and regulations. Problems have been addressed promptly and with courtesy by the Pulte organization. Heating system which is very uneven leaves something to be desired and is a common complaint. Communication system is excellent in notifying owners about current events.

great neighbors, shoddy construction
Pulte built to sell, not to last. Appliances, cabinets, floors, walls are cheaply built and falling apart. I also wished someone told me how much my ntaxes would go up after the revaluation that curiously took place after most of the units were sold

Happy to be here.
The gym is too small & lacks an adequate number & variety of machines. The pool is also too small for a community of 1500 or more people.
We are very satisfied with the number of clubs & activities that are available. Also, there is a sense of community & caring in the development.

I would buy this product again
I made good friends here.
I enjoy the indoor and outside pool and the range
of events.
I wish the sales people would had told me about
the Sewer Treatment Plant in back of my building,
not just a Water Treatment Plan!!!!!

Falling apart
Too many powerfaliures with a loud generator under our bedroom window
How many times will the garage doors & the front gate need to be repaired?
Outdoor pool too small for weekend volume
Indoor gym too small during busy times with a ridiculous set up for the TVs

VERY active over 55 community
The clubhouse has become too small to accommodate the growing and active community.
The units are not as "sound proof" as we were led to believe.
The best things are all the wonderful friends we have made.
The administrative staff work very hard to make things run as smoothly as possible.

Fits the Bill
Clubhouse much too small for the amount of residents.
Ballroom is wasted space much of the time. If it were able to be opened up when not in use, the clubhouse might be much more functional.
Poor choice of furniture. Sofas too deep to be comfortable. Upholstered arms on chairs at card tables worn out. Wooden arms or no arms would have been a much wiser and more cost effective decision.
Would have loved a putting green for us and playground area for our grandchildren.

Has not held it's value
I'm disappointed that the value has gone down so dramatically since the time I purchased, while the CC and Taxes have climbed steadily up.
I'm also upset that the Sewer Authority smells permeate the air on a regular basis. I had been promised by the sales staff that I would "never smell any foul smells" from the Sewer Authority. That was clearly a lie.

Great place to live!
It is a lovely place to live and the other residents are friendly and pleasant. You can be as involved as pleases the individual or do your own thing. The units are very spacious and the attention to detail is exceptional.

WR Reserve the Place to Be
I have lived in Wanaque Reserve for 6 years. The apartment is nice and the community is made up of very active residents. The clubhouse is too small for the number of residents. Del Webb had nothing to do with the activities in this community the active residents are responsible the well rounded community programs,
wish I was told about the sewage plant that is in my backyard and causes
noise 12 hours a day in addition to the horrible smell that is emitted.

is the result what was planned for?
The quality of the construction, the small issues like having to change the plumbing of the hot water heater, having to replace a sliding door, the drafty windoows.it is the little things that display the quality of the construction. The real estate taxes, seems like there were consessions made early on and the revaluation now brings us to a very high tax rate. Supporting 2 school systems, Passaic County and the boro of Wanaque more than I bargained for

Love Living here at WR
Overall most people at WR are friendly. You can be involved in the Community activities, if you choose. The people would rather inculde newcomers rather than exclude.
I enjoy not having to worry about cutting the grass or shoveling the snow. The property is well maintained. I just retired Jan. 1 so starting to to use more of the amenities available.
I recommend WR to all my friends. So far three units have been sold to my friends.
Would like to have received a Welcome packet within the week of when I moved in that included fact sheet of emergency phone numbers, organization of Community, including Building Captain, Building Committees.
Note: As Building Captain, I am currently working on putting together such a packet to give to new homeowners or renters in my building.

Review of Wanaque Reserve
The lack of adequate space in the clubhouse and at the pools is disturbing since people may be excluded from an activity if they don't sign up on time.
The indoor pool is often out of service thus unable to be accessed; furthermore, the outdoor pool is so small that it gets overcrowded and we are not permitted to use the indoor pool when the outdoor is opened. Very bad usage of facilities and timing to my way of thinking.
We live in a penthouse and we have structural issues that still have not been resolved.
Our building is very social and we enjoy monthly activities. That has been very positive for us.
Although it is wonderful to have a working cafe in our clubhouse, the space that is taken away from the residents renders it difficult to have social activities such as card games because the facility is so inadequate.

Wanaque Reserve - a great place to live!
This is a great place to live. There are many different things to do, as much or as little as you choose. I have met really wonderful people at the Reserve, friends that I will have for the rest of my life. What more could anyone ask for?

A new beginning
The fitness room is way to small. The clubhouse furniture is in bad condition. The seating area around the pool doesn't accommodate enough people. On the good side, people are very friendly and always willing to lend a helping hand. Living in a community like this makes you feel very safe.

A joyful noise
We love our time here. Very comfortable apartment, easy access to car, garbage disposal, mail. Good neighbors, grounds well taken care of. Aside from too-high taxes and poor radio reception, no complaints.

find out completion plans,don't assume
I wish someone had told me that in new buys the unfinished common landscape areas may not always be completed in same quality - I am in Bldg. 2 the common landscape areas at our end of the complex were not done in the same quality as the completed sections of Wanaque Reserve . The quality , variety and number of plants was less and often of poor quality. There are landscape drainage issues that were unresolved . We Feel as though Pulte hurriedly tried to finish up the Landscaping and get out without maintaining the "look" of the earlier completed sections that helped to sell and appeal to new buyers .
We enjoy the amenities of the club house and activities offered . Since we have such an active community and with the size of the completed community it would be nice if in the clubhouse we had a larger fitness area , the kitchen had ovens with better ventilation , also more activity room space. The indoor pool and outdoor pool are well used by the community .
Enjoy : Access to convient shopping , close to family ,one floor living .

Not Decided
Our neighbours are the best. Couldn't ask for more.
We are still waiting for the outside landscaping to be finished. There's still lots more to be done. The elevators are subject to real concern. club house too small especially for community meetings. Real estate taxes a sudden REAL SURPRISE, just when the last building is completed????

Amenities not adequate for an active com
Clubhouse is to small. There should be several "card rooms", and a much larger ball room. The clubhouse should also have had a working kitchen. I guess the clubhouse is my issue - the furniture is most uncomfortable, i.e.
couches are to deep, the chairs upstairs are to deep and clumsy to move. A dog run would have been nice in a dog friendly community. Trees and berm should have been installed alone the road leading to the sewage plant as was promised went I purchased my home. All the activities are a result of residents organizing them not Del Webb. And last, we are getting a very large increas in taxes, poss. an additional $160 per month I'm NOT HAPPY ABertelloni

Enjoy the pools both indoor and outdoor. Many activities to keep you busy. Very nice neighbors.
Location of development is handy to major highways.

Not enough bang for the buck
Fitness Center and Ballroom are much too small for a community of this size. Also, more shade areas needed in pool area.
Need an additional tennis court.
Positives:
- Beautiful location
- Apartments well laid out
- Great staff

The pace is overpriced for the town
The club house and swimming pool are buily for a community half our size.
The heating and air conditioning systems are garbage as is most of the 3rd rate construction.The duct work leaves a film of dust in mant apartments.There is no cross ventalation in most apartments and there are no kitchen exhaust fans to the out side. The place looks nice until you examine things closely.
No, I would not recomend this place to friends.

Great place, except for the poor HVAC
We had to replace the water heater after 2 years.
We just had hot water pipes fixed that were blocked. We had to replace the air conditioner compressor this past Summer. These cost us thousands of dollars. These problems have occurred and continue to occur in Wanaque Reserve. What will Pulte do about it?

IT HAS BEEN 6 1/2 YEARS.STILL HAPPY HERE
WE LIKE THE LAY OUT OF THE APARTMENT. ENOUGH CLOSET SPACE.THE LAUNDRY ROOM IS VERY USEFUL FOR STORAGE.
PLENTY OF ACTIVITIES TO KEEP ME AS BUSY AS I WANT TO BE.WE MET SOME VERY NICE PEOPLE.
MANY OF MY FRIENDS MOVED HERE BECAUSE OF US.

Some things are seeming to go downhill
One huge complaint is that we were never told that the real estate taxes quoted to us were on ninety percent value. In other words we were lied to.
Other than that and the constant problems with the indoor pool we are very happy here.

best of times,mostly
temp of apt regarding location.more expensive than inticipated.enjoy the company of most the people and the activities.why some of the most simple of things were not thought of for an adult community before they were built.

Wanaque Reserve is NOT place to be!
The clubhouse is not being maintained well and the range of events, while numerous, are geared to inactive people. This is not an "active" adult community. The social events are low level and cheap. The maintenance went up significantly as the HOA was increasing it for legal transition costs for which the Board has given no accounting for. Additionally, the taxes on the Ryersons just went up 30% and I feel that Pulte did a poor job of working with the town to ensure taxes would not so drastically be effected by a reevalution.

One should look elsewhere for a better p
The heating as a result of poor flooring is inadequate. Thermostat settings in hall and garage are very poorly set. Vendors do not stand behind products.

Taxes are outrageous
I have been here for exactly a year . I've made some good friends and enjoy playing MahJongg with them. I love my apartment and it's spaciousness. However I am shocked by the taxes!! They are excessively high. I also don't find that Wentworth is accomodating to the residents. There have been a few incidents with people that I know that haven't been pleasant to say the least. I also worry about the frequency of elevators breaking down.

Social intercourse alive and well
Nearly every resident of this 755 unit development has been involved with the social aspects of our community created by our many clubs. It's nice to know you have so many neighbors you can relate to.

high taxes but friendly living
I wish I had known that the property taxes would be this high. The salesperson completely mislead us. The decor of the clubhouse is not to my liking. The range of activities exceeds my expectations. The appliances leave alt to be desired. The living room should be larger. Love the laundry room and bathrooms. The outdoor pool should be larger with a grassy area around it to lounge around. Need a putting green. Need more tennis courts. The reserve is well kept.

Living at Wanaque
1) My only major disappointment is the absence of a dog run. We have been asking, and somewhat promised, for several years now, and fail to hear any updates. This is important to all dog owners.
2) Floor plan:I would have preferred to have a larger living room, and perhaps no library. It would have offered an airier space.
3) We however very much enjoy living at Wanaque,the convenience as well as the excellent work of the property management company

Community with great people
The clubhouse and pool area were not well thought out by the builder. Ball room too small, kitchen not a real kitchen, card playing area poorly designed, and pool area much too small for 755 units.
