One of the best things about living in Village at Deaton Creek is you can relax knowing your community will keep on looking as beautiful as the day you first saw it. That's because your Homeowners Association (HOA) dues help pay for maintaining all of your community's common areas and amenities. Not only does that help protect your property values, it ensures you'll always be proud to call Village at Deaton Creek your home.
Items covered by the HOA
- Access to Amenities: Clubhouse, Fitness Center, Indoor and outdoor Pools, Tennis courts, Bocce ball courts, pickleball courts, softball field, dog park, fishing pond, grandchildren’s playground, Walking Trails, Amenity Lawn, etc.
- Lawn Maintenance: Mowing, Blowing, Edging, Pruning, Plant Maintenance
- Weekly Garbage Pickup
- Shared Sidewalks
- Community Intranet Access (Del Webb Live)
- 24-Hour Guarded Gate House
- Upkeep of all common areas throughout the community

Common Questions
How is the governing board structured?
There are currently four board members appointed by the developer, Del Webb.
What committees contribute to the governing board?
There are six Board appointed resident committees as follows:
- Architectural Review Committee
- Clubs and Activities Committee
- Finance Committee
- Property and Grounds Committee
- Communications Committee
- Villas Advisory Committee
Does the HOA survey residents to find out about new interests?
Yes, all the time. Lifestyle has implemented many of the requests from residents via surveys over the last two years.
Are all the community activities included in the fees?
No. There are several HOA sponsored events throughout the year that are free to residents. However, for special classes, concerts, activities and events residents purchase a ticket for a nominal price to cover the cost of each class or activity. It is not profit based.
Does the HOA have a reserve fund?
Yes. The reserve fund is based on a repair and replacement study completed at the request of the Finance Committee.
How often are HOA fees increased?
There has been no increases to date, however going forward the fees could increase each year at least the amount of the CPI (Consumer Price Index).
Does the HOA maintain all the amenities?
Yes.
Does the HOA have a community newsletter or intranet site for residents?
Yes. We have a community newsletter called "The Villager". It is a full magazine with advertising, editorials, information, calendars etc. We also have a website with all the information about what goes on at VDC.
Is there a process in place to get a new club chartered?
Yes. New clubs follow the rules of the Chartered Club Manual for the community by submitting their charter for approval. The Clubs and Activities Committee will review the charter and make a recommendation for approval.
What are the rules for visiting grandchildren?
Children over the age of 4 are welcomed in any swimming pool between 2:00 p.m. – 4:00 p.m. daily. A grandchildren’s playground is available for use the use and enjoyment of residents, guests and family members. No person under the age of 19 may live in a unit. Grandchildren under the age 19 may stay overnight for no more than 90 total days in any particular calendar year.
Are there activities for visiting grandchildren?
Yes, we have several events a year that grandchildren and families are invited to attend, including "Breakfast with the Easter Bunny", "Breakfast with Santa" and occasionally a July 4th, Memorial Day or Labor Day event.
