Look carefully before you buy
I think whoever lays out home plans has actually never lived in a house. The garages are inadequate, as are the heating systems. Did you guys ever hear the term "insulation?" Comcast is the only cable service available, that's too bad because their service is mediocre. The pool hours for non-resident children are too limiting.

The Perfect Place to be an Active Senior
We were looking for an active 50+ community when we discovered Del Webb Ponte Vedra - we found this and so much more at a house price point we could manage. After moving in we were greatly surprised to find a community of like-interest young-minded active seniors and have really enjoyed all the many activites and new friendships developed. Plus we have a great Nocatee community ammenties and close to a wonderfull beach and surround Ponte Vedra Beach area. Town Center shopping is a real special advantage for all your shopping needs and uniquiness of St Augstine.

Del Webb Ponte Vedra
We deeply regret that the pool is so extremely limited to our non-adult guests. I would love to enjoy the pools, both indoor and outside, with my grandchildren when they come to visit. I understand limiting the hours for children in the morning or times popular for resident fitness. But, why restrict children during the times when the pool is usually empty? We have brought out-of-town friends over to visit that may be interested in Del Webb, but they are turned off by children not welcome in the pools. We had an experience that our 10 year old granddaughter was allowed to sit with us by the outdoor pool, but not allowed to swim. Everyone by the pool side encouraged her to jump in and have fun. All the residents pool side had no problem with her swimming. I would recomment more pool times open to children. For safty it would be understandable to have adults in the pool with any child along with resident. The current restriction of extreme limitation of hours to use he pool by children is one of the biggest regrets that I have about the community. I would like to see the hours extended.

Beautiful, friendly, active community
My major disappointment has been that I have expressed interest in/filled out applications for a job in the community. I have applied for 3 jobs, only to have been told that they hired someone better qualified for the positions. Since it shouldn't take a rocket science degree to work for the small cafe at the club house, I suspect that there is some age discrimination going on there.

Better than you would expect
Better than you might expect an over 55-community to be. Outdoor activities, trails, vast natural and preserve areas with lots of varied wild life. A fantastic club house with lots of activities. Little vehicle traffic in/outside Del Webb which is in a comfortable, safe community (Nocatee) complete with a swim park (Splash), a great place for grandchildren.

Love the Del Webb Ponte Vedra & Nocatee Community
As condominium owner, disappointed with the cost of turnover from developer to owners, have no firm idea how it will all end
The Community Management & Pulte Group are doing an admirable job
Cannot fault the developer for pursuing their corporate interest, very difficult for further condominium development, leads to present owner dissatisfaction

Once you close you don't get answers
Physical aspects of the development are mostly good. However, I have had a waranty issue that goes unanswered because resolving it might cost Pulte money. It appears that anything not to Pulte's advantage goes unheard. I might have to address my concerns via litigation in the absence of dialogue.

Not what I paid for
Where do I begin? I bought in 2007, when I was sold a community with 10 condos with 32 units each, as well as many more carriage homes. The condo I purchased was to have been across the street from the activity center. We paid top dollar for this. The community has been completely changed. Very little that was represented to us has materialized as presented. Suffice it to say that we are NOT satisfied, but to belabor this with addtional detail, would most likely not be particularly constructive, since the developer is going to do whatever it wishes anyway. Contact me again if more elaboration is truly desired.

Judging PV
We really like living here After being in our home for 3 months, we've noticed it is quite dark inside, and neighbors have also mentioned this. Wish Willow Bend had a entry coat closet, esp for guests. The space and traffic flow are just fine and really like the walk-in closet in the guest room. A follow-up walk-thru would be useful after about a month. Having not lived in the house prior to the walkthru, we didn't know "what we didn't know"...so had many questions after a month.

VERY NICE STAFF AND NEIGHBORS
STANDING WATER BEHIND MY HOME WHICH HAS BECOME VERY SMELLY OF LATE. TREES "DYING "THROUGHOUT MANY OF THE PRESERVES DUE TO STANDING WATER WHICH IS DETRACTING FROM THE OVERALL LOOK OF THE COMMUNITY AND IS GETTING WORSE. IT CONCERNS ME AS I PAY PLENTY OF CDD FEES FOR MY HOME COMPARED TO MORE RECENT BUYERS WHO WERE GIVEN BETTER CDD RATES DISCOUNTS OVER THE ENTIRE REMAINING BOND. THE WATER IS GOING TO BECOME AN EVEN GREATER PROBLEM MOVING FORWARD IF NOT ADDRESSED SOON. THE DOG WALKERS THINK NOTHING ABOUT WHAT THEIR DOGS DO ON MY FRONT PROPERTY WHICH I SPEND A LOT OF MONEY FOR THE WATER, GARDNER AND OVERALL MAINTENANCE. THERE SHOULD BE A NOTICE SENT AGAIN TELLING THEM IT IS JUST UNACCEPTABLE!!!!possibly given fines

What about us?
I love the community. The residents are friendly, grounds maintained flawlessly, 5 star clubhouse. My only wish is that there were 'after 5:00' activities for those who work during the day. I am sure others may feel the same way. I hope the association considers my suggestion. Thank you.

some will be a little let down
having purchased a unit before its and the clubhouse completion, we are finding the final product not as good as the last Del Webb community we lived in. major clubhouse issues...no welcoming "living room" type feel for clubhouse, cold card room(temperature and decoration), not enough card tables, charge too much for events, unfamiliar/unheard of exercise equipment, no golf cart lanes/paths, shoddy condo construction with no sound-proofing, too narrow garages, and more...

Nice place to live
Nice place to live, poorly managed and advertised. Hours of sales office is less than neighboring vcommunity offices. Do not have enough constructed homes for sale and desparately need more Condominium and carraige homes to sell. vacant land designated for Cono building is a terrible eyesore and health hazard.

Life at Del Webb Survey
Utilities: natural gas was not an option on these homes. The HVAC unit is bargain variety at best.
Plans: no latitude in spec builders for any upgrades, like more electrical plug outlets, insulation in inner walls, upgraded roof underlayment, etc.
Del Webb Community: great place to live, people are friendly and active.

My Husband was right again......
We have been here four years as of this coming June. I am very glad My Husband talked me into the move sooner than later! I enjoy everything.... the neighbors, the clubs, the parties and everyone is happy to be HERE.
Sometimes there is too much to do and I have to make the hard choice between things. I need a clone to do it all.

Life in Del Webb
I wish I had better lighting in my Condo. I wish I had more space in the master shower and bath. I wish the lanai had been tiled. I wish I had a more satisfactory mirrored door to master closet. I wish the condo had a water softener installed to start with.
The Club should have more hours for children at the pool.
Generally we have excellent amenities. It would be nice to have clay tennis courts and a putting green.
We are anxiously awaiting the promised band shell / gazebo to be built in central park.

Very Good.......but,
I love the community, but at the same time, realize how much better it could be.
1) HOA made up of Pulte Employees from 200 miles away, not our community. They can't relate or care about our issues.
2) Dump trucks and construction vehicles use the front gate instead of a construction entrance. This causes damage to our community, which as home owners, we have to repair.
3) Resort like pool, which closes hours before the sun goes down in the summer.
4) No gate to enter the Nocatee Preserve which borders our community for 3 miles.

Active not retirement?
Since we were one of the original owners, it is dissapointing that homes and lots have been down sized. I hope in the future to see larger homes and lots again.
It would be nice if evening classes were offered since both my husband and I work along with a growing number of others. The community is marketed as active adult not retirement!

Why I love Del Webb Ponte Vedra
We live in the Monterey Condo and have thoroughly enjoyed the amenities of the Anastasia Club, the very competent staff and management, the nature preserve and location. It has really been thought out and planned good and the Del Webb Team is very professional.

Every year it gets better
Well organized and well run. Covenants are a plus and need continual enforcement. The covenants are one of Del Webb's best intangible marketing tools--high standards for high expectations.

Indoor pool needs to be warmer
Our experience has been wonderful so far, the people are nice, the house is wonderful except for one flaw in the design which we had asked you to change at the beginning and you would not and that is you really need pocket doors in the laundry room and master bath because the doors hinder good access flow in and out.

Lifestyle for the Living
The activities and our facilities are fantastic. Our events coordinator (Judy Agliata) is the best.
Del Webb should put up lights around Christmas like all of the nearby communities. The corporate political correctness goes too far.

It's ok.
I previously replied to this e-mail, but wanted to add a couple of things.
Maintenance--At the tennis courts/pickleball courts--the wind screens have come loose a couple of times and a resident is fixing them. We shouldn't have to do this. He purchased his own tie-downs and just handled it because they had been that way for several weeks. There is a screen currently loose (unless it's been fixed in the past several days) that is flying around in the wind on a pickleball court.
Also--the trash cans get full and they don't empty them until someone tells the staff they are full. This should be a routine maintenance item.
The main road/entrance always looks good, but if you drive back to our neighborhood, the grass only gets mowed about one time a month. The grass isn't growing now, but the weeds still are and it looks bad.
A lot of residents are talking about the above items, but probably won't tell you. But if you don't know, how can you fix the problems? Telling the property manager is not a solution because she will just send you a nasty e-mail saying she doesn't believe she can do anything, but COULD check on it, but you never hear back from her. Any idea should be a good one, one that should be discussed and then replied to.
I think you have a lot more unhappy people here that you might think. They just don't want to rock the boat.

Be careful of what your getting into.
The community rules and guidelines are being abused by everyone, but if a member of the ARB see a voilation in your home you will be sited and will have to fight to keep you change. Contractors can do what ever they want.Pulte and Whirlpool don't stand behind they word.

Paradise
If you are looking for a community close to the ocean, airport, top rated medical facilities and an active life style - look no further. Del Webb Ponte Vedra has something for everyone. A variety of homes surronded by acres of preserved land; amazing clubhouse with amenities and activities that rival a 10 star resort. If that's not enough, right outside the gates there's a waterpark, walking/biking trails, golfing and a growing town center. Living here is just another day in paradise!

Survey Response
Our perspective is a little different as we are the "younger" side and still have a few years left to work. Overall we have been very pleased with the community. The attention to the grounds is outstanding. The facilities are first rate. Have some issues to resolve with Pulte, but that's not Riverwood's concern. Bottom line....best indicator is if I would recommend to friends. And the answer is, Yes.

Almost Heaven
This community is unique because it is situated in the middle of a nature preserve which adds something to the feeling of tranquility and it is only three miles to the beach! As it grows, more clubs and interest groups are forming, but the formation of new clubs must come from the residents. The Anastasia Clubhouse is a treasure.

It's Every Bit as Wonderful as it Looks!
I really enjoy the peacefulness and beauty of the grounds. My only concerns are:
Fitness club hours don't work for "working" people...would love access at 5 a.m. like the Nocatee fitness center. You swipe your card and the door unlocks.
Water bill - reclaimed water is way too expensive!

Sanctuary
This is my second Del Webb experience, I love the feeling of securitye it provides. On closing day, I returned to :my new home" and Tom (gateman)greeted me with "Welcome Home" Love the coffee gatherings where we discuss the world. All shine but no Substance
Utilities - stuck with only Comcast. No Natural Gas. No AT&T
Community does not cater to working class-all events and meetings are during day. Not much in evenings.
Developer does not communicate to residents on a regular basis.

Perfect Place to Live
I have been here for over 4 years and the only complaints I have is that the some of the lawns and exterior of houses are not kept up by the homeowner. Also some of the contractors drive to fast.

Northeast Florida's Little Gem!
Residents and neighbors are so friendly it feels like a whole new extension to our family, making it really easy to fit right in. And, there are lots of choices for activities, whether continuing a current interest or developing a new one.

Good 55 and over community
Nice residents, good staff in the clubhouse.
Should get a better selection of movies, more current than recently released DVD's.
Better food at clubhouse catered affairs even if the cost is more...the serving staff has almost always been good.

Only wish I had found this place sooner.
This is a wonderful community filled with people with like interests and there is never a lack of something to do. You can be as involved or uninvolved as you choose to be. The only negative is that at first you get too busy trying to do everything and you realize you have to pare back so you have some time to just enjoy retirement!

Love it but worried about the size.
Great place to live. Plenty to do. I'm a little worried about the size of the club house in the future. Lots of houses yet to be built and some functions are sold out quickly now. In the future some things may have to be duplicated.

Quality in Every Sense
I moved to DelWebb Ponte Vedra in January 2009 and have found it to be top-notch. The construction and layout of my home (model Antiqua) suits me perfectly. Its high ceilings, open floor plan and top-quality materials throughout exude luxury.
The community itself is well laid out and landscaped beautifully, as well as the infrastructure in Nocatee itself.
Activities abound and if it doesn't have want you want, you can organize and start something new.
Everyone is friendly and welcoming, and yet I have found that people are also very respectful of your privacy, if that is what you want.
DelWebb Ponte Vedra is definitely a caring community reaching out to those in need, both within the community on a personal level and also through endeavors to support larger causes.
I feel so fortunate to have the friendships that I developed since moving here from VA four years ago. Being single, I was apprehensive about moving away from the support system that I had, but I feel so blessed to be here. It has exceeded all my expectations.

Peaceful and exciting
We love the people. Our neighbors are fantastic. Always something to do or just take a walk or bike ride and enjoy the beautiful neighborhood. We feel safe and we are very happy. We are blessed.
We do hate the water bill. We love the location. We love the area . So we watch how we use the water.

What we like about DWPV
We have thoroughly enjoyed living here nearly three years. The beautiful landscaping and nature preserve surround ing us. The amenities and activies are first class and have a wide variety and very tasteful. The DWPV personnel are very competent and friendly. (Note: we could not click on some of the above questions but are Very Satisifed with all the questions as our answers.

Good place to live but!
It would be nice if the HOA manager returned phone calls and emails. I general the clubhouse staff is professional and courteous. Some of the staff is poorly trained to handle questions regarding security, auto decals, and general operating procedures. I see this as a failing of the management staff.Some staff changes are required.

We moved here 2 years ago and still getting use to the way of life in a retirement community. We would say not to over indulge in every event or club it can get overwhelming. Find things that you enjoy doing and you will be happier.
Meeting people from different states and exchanging life styles and family life.
How expensive watering the lawn can be.

DWPV is a well-kept secret (not!)
We are concerned that the Anastasia Club will be crowded when half to two-thirds of the homes are done and will then be over-crowded once build-out is achieved.

Loving life in Florida & DelWebb living
This community has everything you could possibly want and more. A lot of thought and money went into building a spectacular resident facility. My husband and I think that a great vacation would be to put the dogs in daycare, spend the nights in our newly decorated guest suite, go to the beach, spend days at the resident center and eat out every night at the fabulous restaurants in the area. In between we could just sit on the lanai and drink coffee in the morning and wine in the evening.

Three Years and Counting
The HVAC system in our home was quite inadequate. Although some changes were made, the house is still cold in winter and not cool enough on hot summer days. Very poor design. Also, the Pulte warranty is marginal. It stops covering almost everything at two years. That's not long enough to find out about settling and cracking of the floor and foundation. Five years would be more reasonable. Finally, new communities in the area have natural gas for heat. Del Webb is electric heat pump only. Gas heat is much better. On the positive side, it is a beautiful community and is being well maintained.

Every day is a day in Paradise...love it
I feel like Larry The Cable Guy..."I like everything about Del Webb" ....love my house/floorplan...great quality and very thoughful and logical layout...makes good use of space and I have one of the smaller floor plans (Mariposa)..good value for what I spent....the aminities and activities are wonderful...what else could people ask for...but then I'm easy going and easy to please....I use the dogpark at Nocatee...would be nice to have our own area to unleash our pets and let them socialize with each other.........the grounds and landscaping are immaculate and always attractive...our clubhouse is beautiful and functional....love our ballroom and dance floor. Judy Agliata does a great job and strives please everyone, which I'm sure is difficult...all personnel are friendly, courteous, and helpful...I love this place...

Love the trees
-Our sales person was terrible. We bought here inspite of her, not because of her;
-The activities Director is well intended and works hard, but she is inexperienced and in over her head.
-The club house hours are too limiting. I should be able to enter any time I chose (yes, even 2 AM) as long as I swipe my card. We are adults after all--ya know.
-We are a gated community--turn down the street lights after 11 PM

not sure what you want here.
Wish someone had told us about the plant diseases and bugs that would practically kill all our plants. Wish we would have known about the shooting at least 2 or 3 mornings a week around 7am by hunters that totally scare our dog, who is now afraid to leave the house. We would never have bought here. Wish we would have known that the property manager is so snappy & short to e-mails when you want to inquire about something that might make the community better, i.e. more trash cans placed around the neighborhood for trash, doggie bags, etc., some hooks to hang jackets on in the exercise room (people throw their clothes on the dirty floor or place on the windowsills), maybe increase the indoor lap pool temp by a couple of degrees so people can actually enjoy being in it.
On the plus side, people are very friendly, there are a lot of activities to keep you as busy as you want to be and there is a lot of good shopping in the area. We do need a restaurant and a Starbucks!! A gas station would be good also.

From the Sunshine State
I could not go more than 2 stars on home design because there is so little storage, especially if you own bicycles, kayaks, motorcycles, or other active adult toys.

Great retirement community
I wish someone had told me about the extensive closing process. It took too many people and too many calls to handle closing on our house.
We have already made many new friends and enjoy our street activities as well as the entire community activities. It is easy to get involved and to meet people. The newcomers orientation could have answered more questions but it was a fun way to meet new residents.
