Too much whiz and not enough bang
There is a constant turnover of Pulte reps and therefore lack of followup of issues. The oak trees are a big issue and will destroy our property if not removed. Pulte knew or should have known that they were too large for our 40-50 foot lots in my opinion. This is a very expensive issue that we will have to pay for and will continue beyond our lives and should be rectified by Pulte as soon as possible.

Perfect place to retire
The only criticism I have about Sweetwater is the lack of kitchen facilities for our Social events.

Not being able to have hardwood floors on 2nd floor
units is ridiculous.
Issues with water entering around windows continue. The builder, Pulte never fixed the problem. Hence, as I'm certain you will hear, there are mold problems in many of the original units. Meetings were held, "duct tape" fixes were done but the problem remains.

A good place to live...
Our one problem with the house plans are that the garage and driveway are too narrow....Difficult when two cars are next to each other, to get in or out of the car....
also, the dinning rooms in some house plans are too narrow..

Friendly Community
There is no way for residents in the Tides to find competition with the cable provider(Comcast). Cost of installing dish technology is out of reach, the required fiber optic wiring in not available for AT&T. This is a real problem

A Beautiful, Friendly, Safe Community!
One can live in peace and safely enjoy their "golden years" with many offered amenities such as tennis, Bocci Ball, indoor and outdoor pools & organized water and card games such as Bridge, Book Clubs, exercise room and groups, friendly people. Living here certainly is "The Good Life".

Who designed this place????!!!
From a woman's prospective the community lacks shared enthusiasm by many people. The rules set down does not allow "outsiders" in for educational purposes. Does not offer any involvement from the city of Jaxville. The lay out of the home is open yes, but the kitchen counter is far from"over 55 friendly..cut up and much to high. Why a deep bathtub was put in the bathroom is beyond my understanding. A large walk in shower would have been much more useable and practical. The windows are much too large and heavy to lift to open for fresh air...never mind an emergency exit! Over all I would never advise someone to move in an over 55 Del Webb community without looking at all it does and does not have to offer.

Don't judge a book by its cover
I love Sweetwater. I love the security of knowing I can walk & ride my bike without fear of someone mugging me. I also like knowing that I can leave my place unlocked & it will be safe. I don't do that but I feel that I could.

With Pulte gone...what can we expect?
After renting, I purchased so as not to have to move out since the unit was going to be sold. It was never diclosed that the air conditiong system was inadequate for the square footage even though I complained about sweltering in the summer and freezing in the winter. I brought it to the attention of the owner and sweetwater staff but nothing was ever done. I spent $6,500+ and never rec'd any help. This was a problem in many homes. As a result, I will never consider being a part of any committee even though I like living here. Also, we do not need to have money taken out of our dues to pay someone to give us a ticket and to pay the city to process our case. This is my home and private to outsides and do believe this is illegal. However, I think the attempt to give us a feeling of community is good. One can only be happy when one chooses to be. You need to listen to our problems and help solve them when it is the fault of the builder and not the fault of the owner...too late now-sad to say.

Things I like about Sweetwater
I am very happy with most of the activities etc. here at sweetwater. If you want to participate there are certainly enough things to do. I don't participate in a lot of the activities because some them are geared to the older residents. I volunteer at the humane society and I work so I am pretty busy.

I love the fitness program and the variety of activities offered here. There is something for everybody and you can do as much as you want to do. The people are very friendly.

traffic
streets and sidewalks are very poor quality.Pets should be kept in their owners neighborhood.Walkers/runners should walk/run on the trails or side walks and not in the street.whose idea was it to close the North gate and do away with guard and then hire off duty police to trap residents.Where is the savings in that?

Quietest neighborhood ever!
The neighborhood is very quiet and peaceful. The rules are enforced.
Most of the floor plans that I have seen have small master bedrooms and too many doors around the master bedroom. The floor plan that we are in, has 5 doors in or around the small master bedroom . You only need 2 of these doors. One going into the bedroom and one going into the bathroom. That would allow for a larger master bedroom and master shower which is also very small.
The Magnolia floor plan that we are in has 2 sets of sliding glass doors. One from the kitchen and one close by from the great room. Also, a window near the sliding glass doors in the kitchen.
All of these doors and windows could provide more living space. Also, I would think that would be more of an area that could be subject to break ins.

Yhe problems with the windows is the reSON WOULD NOT RECOMMEND THIS COMMUNNITY WHEN IT IS COLD I SPEND MY MORNING TRYING TO WIPE UP THE WINDOWS I COMPLAIN WHEN I MOVE IN AND PULTE WOULD NOT DO ANYTHING about it i also had a window leak problem
pulte is a very poor builder and no one whants to talk to you about your problem.

Not really convenient for the disabled
I was disappointed that we do not have trash shoots within our condo buildings. We lived in Palencia, which isn't a retirement condo, and we
had a trash shoot. This is a long walk to the trash bins for some of us, especially on stormy days. Now that we are asked to separate our trash for recycling, it makes it even more difficult. Poor planning on these buildings for seniors. Didn't have seniors in mind when putting trash and mail so far away.

Condos, Sweetwater, Jacksonville, Fl.
The coverings for cars where condo residents live have been half off for over a year. Since I live in a condo I feel that our HOA fees are way too much since Pulte does not fix them. All areas in Sweetwater look great until you get to the condos. The street needs reservicing since Pulte has not built condo 5, which is a big vacant lot. I feel ashamed that I live in such a rundown place and angry that I pay such high HOA fees. Can't wait to move out but noone wants to buy one of these condos.

Don't buy in Tides
Pulte has been unresponsive in fixing various things needed for turnover. I have not had any problems in my condo (Sandpiper) but have heard many complaints about the Tides condos, such as window leaks, mold, and cracks in the buildings.

Stepping into a healthier/fun lifestyle
I love the old fashion next door neighbor feeling.
It's something special about being able to choose your activity for the day without leaving the community. I enjoying living in my community because it's not so big that you can get lost and not so small that you feel closed in. What a beauitful community to retire into "I did".

Sandpiper Condo "A Dream Gone Wrong!"
Eight buildings became 4 with an eyesore empty lot.
Covered Parking became nothing but an eyesore of rusting peeling poles with no covers. This was over a year ago with no help in site. We are looking down on a whole row of empty poles!
More construction now with no treeline left for the residents!
Ours is the only community that did not have the road completed. Why?
This has hurt our property values above and beyond any housing crisis.

nice community
bought here for the gated security, however recently the guard at the back gate was elimenated and I feel the security is now lacking especially with the new apartments being built at this gate.

No coffee shop or restaurant, no "real" social director that is tuned into activites for seniors, poor management, new made up rules and regulations not included in bi-laws.... residents not qualified on HOA, clubhouse not large enough to accomodate all residents, nobody to supervise gym, pool etc....

A fun place to live
We sold our 38' Winnebago Journey when realizing all of the fun things about RVing was available right here in the Tides. What more could anyone want in a place to live? You seldom step outdoors without seeing other friendly residents. It takes about 10 minutes to drive to the St. Johns Town Center, Avenues Mall, Mayo Clinic or numerous dining establishments.

Landscaping
Getting some landscaping improvements adjacent to my property has been difficult. A small amount of sod and irrigation to improve the area next to me would also help beautify the neighborhood.

Moderately Active Adult community
Last year, the indoor pool was out of service a lot. The water temp was often uncomfortably cold. This has been a disappointment because the indoor pool was a huge attraction for us to buy in this development. The fitness facilities are very much underutilized. The treadmills are outdated. TV's are poorly placed. I get a sore neck from looking up to watch the TV while on the treadmill.

It's disappointing
The residents are outstanding - what you'd expect of a Del Webb Community. The maintenance company and their staff do a good job, and are very cooperative. However, the design of the facilities and the quality of their construction are border-line poor. It's obvious Pulte's strategy in acquiring Del Webb was to "trash the brand." They've succeeded quite well meeting this corporate goal here in Jacksonville, FL's Sweetwater by Del Webb.

Living our Senior Years in Sweetwater
1) There is not enough space to allow residents to attend special events at the Club House. If a person doesn't sign up as soon as it is announced, he misses the opportunity of enjoying the event. 2)There are too many rules and regulations regarding parking and having someone's car towed because it was parked for an hour or two in the adjacent guest parking area. These rules need to be changed and allow for times of unplanned needs. There are times when some of us feel like we are in a prison camp and have to adhere to every little rule that is set before us! We should be enjoying a relaxing and pleasant lifestyle after age 55, not having to be watched and monitored with every little thing we do in the community.3)On the positive side: the grounds are well kept in the Tides. The location is convenient.

Quiet and Frioendly
Quiet, friendly neighborhood. Wish I had known how expensive the water bills would be in Sweetwater. The bill more than doubled than in my previous neighborhood which was 12 miles away.
Construction on houses was not what I expected from Pulte. It definitely could have been improved.

We're happy to be here.
We thoroughly enjoy the community and the friends we have met here. We also paricipate in many of the activities offered. Our only omplaints are minor ones that have to do with members of committees or boards who have their own agendas. For example, requiring residents to remove hose storage units that can be seen from the street or scheduling dinners/parties from 5 to 8 pm. There was even an effort to conclude the New Years Eve party at 9 pm. This isn't a nursing home and we don't have to be in bed at 9 p.m. It would have been nice if a 9-hole golf course was available.

I really like living in Sweetwater, but
I love Sweetwater, but like everything in this world nothing is perfect. I think events, parties etc, everything , etc. needs more work, more organizational skills, more commerical planning getting the word out. Lisa does a great job but many people just don't use the internet or we don't get the message out....same for social club or any club......great but still can get better.

So much to do; so little time!
We felt welcome from first time we visited;and since moving in, we just feel more and more a part of this community. We wanted to get involved in some of the activities and that was easy because there are so many, varied options, and people are so happy to include us. The biggest problem was limiting our choices so we'd still have time to read and take day trips to the many interesting areas nearby. There really is something for everyone! We love living in Sweetwater!

There are pluses and minuses
The quality of this home is satisfactory. Low end products were used to build this house. I truly work on keeping the exterior (and interior) in excellent shape and yet I got a letter for leaving my hose out, which was needed to water the other side of my house. Please look for other things to get upset with.

Know what you are getting into.
I had no previous experience with a community with a HOA. My time for choosing a place to live was limited as my house had been sold and I had to leave.I wish that I had had the opportunity to find out more about this type of community. I have lived in many houses in my lifetime and have never experienced so many problems with all appliances due to the horrible water here. I do not want to be bothered by all of this. I do like my floorplan though. There is a wide variety of activities but I use just the pool. That is why there are very satisfied reviews. If a person understood the HOA restrictions then I would recommend this place.

Mostly pleased
Constructions issues were a problem in the beginning for me.There are still remaining annoying issues such as windows and dryer vent .. I have enjoyed my time here thus far. Sometimes the property managers can be abrasive.

good and bad news
Nice people, locale, amenities, socialization activities, clubs and org. of interest, varied program presentations,attractive grounds.
exorbitant hoa fees, many silly and uneccessary rules, no on premise handiman service for a community where many are older, living alone, Somewhat condescending attitude of property manager, limited cable access for carriage homes, no notification on site break ins or thefts, which I feel residents should be made aware of, inadequate parking for guests and visitors, the unmanned guardhouse and the closing off of the manual code box located at the north entrance.
It is a nice place to live, but as property values go down and fees increase, I'd be hesitant in encouraging friends on fixed incomes (as I am) if considering purchasing a property. New residents should also be informed as to the very stringent rules that exist in this community, which I understand is not the case in other DelWebb communities.

Love those pools
I love both pools. The indoor one and jacuzzi is fabulous when the weather is cool and the outdoor pool is wonderful in the summer, and it is in a beautiful setting.

Much more good than bad!!
I love the amenities and the entire development is beautiful. Activities are varied to meet everyone's needs and are very well run, as is the community center. There is good community feeling and pride here.
This would be Nirvana if the overall community communications & rules were less antagonistic and/or ridiculous at times.

Okay
Community is well thoughtout and laidout. Homes were high in price for the quality of the product. We have had several issues of poor quality creating, in some situations dangerous conditions. Prior to coverup we did our walkthrough and noted several things, some of which we are now finding were ignored Due to national contracts, some appliances are not of good quality

Somewhat Dissapointing
I suppose that my somewhat dour outlook on activities is do to the fact that the 'pioneers' have taken charge of the clubs and will not relinguish control to new persons, even if those persons have better and brighter ideas. It is the 'old guard' that has set procedures and standards and it's hard to believe that the first few handfuls of residents have set a tone in the community that cannot be refreshed or changed.

Good community but quality inferior
I wish I had known 4 years ago that Pulte did not stand by its construction and materials. Pulte installed inferior covered parking tarps which rot and then blow off leaving very few covered parking spots and a run down appearance. Also, Pulte decided to put off indefinitely building Condo 5 which would complete the site and allow the repaving of the streets. It is as if they don't want to deal with problems that exist, so they just decide to ignore us.

A step into paradise

We like it here.
We like our carriage home design, and the community that we live in. We enjoy the fitness facility, pool, and card games. It is also a nice neighborhood for our daily walks.

Over-55 communities should have doors wide enough to accommodate wheel chairs, handicapped bars in bathrooms, people buying here don't stay 55 forever, they get older and the homes should be designed with elderly needs in mind. Condos should have garages, garbage disposal within each building instead of having to walk 1/4 mile or more to an outside disposal unit.... there should be an option for single family homes to pay extra Associatiom fees for lawn/pest control care instead of having to make their own arrangements.
These are suggestions for future DelWebb communities-- We like our home, but we miss those particulars. Thank you.

The product is OK
you are not asking about the things that bother me. For instance, the constant watering with stinking, polluted water. Everytime I want to do something, like get into my house after being out, or sit in the lanai, or open a window I can't because the stench is too disgusting to tolerate.
Many of the programs don't interest me. Dinners are good but I have bad knees and don't dance. I would rather have a comedian come in or some other entertainment.

The exercise equipment is outdated. The threadmills are old, as are some of the other machines. Also, I
requested Spinning Classes, however, they were denied. The HOA Board is autocratic, and refuses to take suggestions for improvements. An example is my request to accept bids from other landscape vendors, and to change auditors.

BAD ASSOCIATION AND MANAGEMENT COMPANY
The residence are quality people, but the association and management company make it difficult to live here "SHOWING NO FLEXIBILITY WITH HOA rules and regulations "JUST HORRIBLE". People moving as a result!!!
Peace and quite...TOO quite sometimes.
Pulte years ago was a good builder with quality workmanship NOW has a lot to be desired.

Reminds me of when I was 13
The Pulte organization controls everything that goes on the the area including when you come and go..where you can park..what you can do to your own property and generally makes the environment remind me of when I was a tenager and being watched very closely by my parents...not a fun place to live at all...and I asure you this review will never be published as it shows Pulte in a negative light...which was my intention.

Association $ cost are out of line
Association dollar cost are way too high for this neighborhood. Association spends too much money on wasted water and other utilities.
Guard gate is a joke. Remove guard..if you want to come in, you need a reason to come in.
