My husband and I are moving to Tucson. I am looking at a few rentals within the community. I am 57 and my husband is 62. Are there a lot of opportunities to make friends?
Absolutely, Del Webb Rancho del Lago is a very social community. We have plenty of activities to meet people. We also have Meet & Greets for newcomers.
How much are the lots ?

Is the exterior paint color controlled / restricted?
Yes, the exterior paint colors are controlled / restricted to maintain and enhance the community.
Questions: 1. What is the tax rate? 2. Are there mountains nearby for hiking? 3. Can homes be left unoccupied several months a year? 4. Can they be rented out after purchase?
Question 1. The tax rate in Pima County is 1.2% of the sales price of the home; Please check with the county tax assessor’s office for more specific information. Question 2. Yes, there are several mountain ranges nearby for hiking: Rincon Mountains, Santa Rita Mountains, and Catalina Mountains – all with excellent hiking trails. Question 3. Residents in the community that leave their homes for several months utilize a house sitting service to perform weekly checks on the home; Question 4. Yes, the home can be rented out. The CCR’s (Covenants, Conditions and Restrictions) state that a home must be rented for not less than one year’s lease.
Hi there - looked up your community. Seems very remote. What is the crime rate there? Also, how far is the nearest shopping center with supermarket? What are the HOA monthly fees? Thank you.

When did Del Webb start building this community? How many homes are currently built? How many homes will the community eventually have? What type of food is served in the restaurant?
Del Webb started building in this community in September 2009. There are currently 209 homes that are sold with several homes that are in various stages of construction. When completed, the community will have 528 homes. We do not have a restaurant that is part of the Del Webb community. The restaurant is located at the Del Lago golf course.
How do you feel about the construction quality of your home?
I am very pleased with the construction of our home. You will have a walk through Pre-Closing to address any issues you find. After the initial walk through, you will also have a 6 month and 11 month to address any other issues you may find. During this time, if you do experience a problem you would contact Pulte Customer Service and they will dispatch service right away to take care of the problem.
What are the summer evenings like? Do they cool off or stay very warm all night? Do you or your neighbors use whole house fans to cool their homes down at night?
Summer evenings here at Rancho Del Lago are very pleasant. The evening temperature ranges from 20 to 25 degrees cooler than the day time temperature. The elevation of the community is 3200 ft and sits at the foothill of the Rincon Mountains. I am not aware of any whole house fans in the community; however, many residents have ceiling fans in their homes.
What do you like about Del Webb vs. another active adult builder?
Number one is the quality and workmanship of the homes. Second, is the people. From the day we moved in, we were welcomed and became part of a community.
Which floorplan did you buy and why?
We purchased the Bisbee Model as the layout suits our lifestyle. I particularly like the open kitchen and great room which works well for entertaining.
In your opinion, does Del Webb stand behind their workmanship?
Yes, they do. We had a few minor issues which they fixed promptly.
How's the golf course?
I don’t play golf but my husband says it is in terrific shape. He is a member of the golf club and plays 4 days a week and loves the course.
Are you satisfied with your home's construction?
I am very satisfied with the quality of my home's construction. I have owned my home for two and a half years now and have experienced no major issues. I did have an issue with a cracked floor tile and reported this issue to the Customer Service Team. The team responded quickly and the floor tile was replaced promptly.
Is it better to buy a new home vs. resale?
There are lots of reasons why so many people prefer to build a new Del Webb home. You can pick a home site that has the exposure you want. You choose the floor plan and select the style and finishes for your cabinetry, flooring, countertops and more. Your new home will be built with the highest quality materials, including the latest energy saving technologies, and comes with a full warranty. Should I wait to make the move until the economy gets better?
It’s anybody’s guess when the economy will fully rebound. The good news is interest rates are at all-time lows, plus veterans can qualify for special rates. And research shows that homes are appreciating at a normal rate instead of the inflated rate of 6+ years ago, so there isn’t any strong advantage to waiting. The best news of all is that with new construction quality and energy efficiencies, a brand new home could save you money in other areas you’re not taking advantage of now.
